This project was reviewed as a new use. Full code compliance is required. DS 2-02 2. According to Assessors Records this site is made up of two parcels ("Drexel Terrace No. 1, South Half of Lot A" and "Drexel Terrace No. 1 North Half of Lot A"). In order to remove the property boundary running through the site, a lot combination is required prior to the approval of the site plan. Please provide documentation of lot combination including approved assessor's tax combo forms and notarized and recorded covenant. Add a legal description, which will read "Drexel Terrace No. 1, Lot A", to the site plan. DS 2-02.2.1.A.2 3. In addition to the maximum allowed floor area ratio (FAR) provide a proposed (FAR) calculation in the project data. The proposed FAR would calculate the proposed building gross floor area (9180 sq ft) รท site area (40,041 sq ft) = 0.23 FAR. DS 2-02.2.2.A 4. The site is within the Airport Environs Zone Airport Hazard District and NCD-65 for Tucson International Airport. Add a note to indicate that the elevation above median sea level (MSL) of the NW end of runway 11 L at T.I.A. is 2,575 feet. Along with building height proposed add the elevation above mean sea level of the site and add a note stating that this site plan complies with the Airport Environs Zone AHD and NCD-65. LUC 2.8.5.7.A.1.c LUC 2.8.5.6.A 5. Revise proposed use to read "General Merchandise Sales". DS 2-02.2.1.A.312 6. Add a note stating that the proposal complies with LUC 2.8.3, Major Street and Routes (MS&R) Setback Zone. LUC 2.8.3 7. Add docket and page number of recordation for the aerial and overhead easement along the west property line. Add any other existing and proposed easements and their recordation information (docket and page reference numbers) to the site plan. DS 2-02.2.1.A.20 8. Indicate if any billboards exist on the site. DS 2-02.2.1.A.13 9. Areas that are striped pedestrian paths which are not cross-walks must be made of concrete and be physically separated from adjacent PAALs/vehicle use area by use of raised concrete curbing. Please revise pedestrian connection to West Canada Drive to show physical separation except at crosswalks. DS 3-01.3.3.B.5 DS 2-08.4.1 10. They were not approved. Please address the following comments. Site Plan/Grading Plan Comments: 1) There appears to be a differential grading violation near the loading zone. Show that there will be less than two feet of fill within the outer 100 feet of the project. Otherwise meet the requirements of the grading ordinance. 2) Provide clear grading limits on the grading plan. 3) Provide estimated cut and fill quantities. 4) A letter from City of Tucson Environmental Services will be required to approve alley service for solid waste pickup. Drainage Report 5) As indicated in the drainage report, provide results of the percolation tests. Demonstrate that the retained volume will percolate within 12 hours. Revise the Site Plan, Grading Plan and Drainage Report to address all of these comments and resubmit two copies of each for review. Include a letter explaining how each comment has been addressed.
