This project has been reviewed for conformance with the 2000 IBC, 1997 UAC, 2000 IMC, 1998 IECC, 1999 NEC codes with local modifications, and the 1994 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan. 2. On Sheet T-1, the Index of Drawings has the information on Sheets A-6 and A-7 transposed. Please revise. Reference IBC Section 106. 3. The Summary of Governing Regulations is missing accessibility code information and local amendment information. The adopted plumbing code and energy code edition dates are premature. Please correct as redlined. Reference IBC Section 106 and UAC Section 106. ARCHITECTURAL COMMENTS: Sheet A-2 1. Please correct the size of the grab bars diameters on the accessible toilet details to agree with Keynotes 43 and 44 and Sheet A-4. Reference IBC Chapter 11 and ANSI-117.1 (1998). Sheet A-4 1. Please coordinate the keynotes symbols on the toilet room elevations with the Keynotes Legend. Also, correct the redlined dimensions, which appear to be incorrect. Reference IBC Chapter 11 and ANSI-117.1 (1998). 2. At the Typ. Interior Window elevation, clarify that safety glazing shall be required where the edge of the glazing is within a 24" arc from the edge of a door in a closed position, and the bottom edge of the glazing is below 60" above the walking surface. Reference IBC Section 2406.2.6. Sheet A-5 1. At Detail 13, revise the hanger attachment to the truss to eliminate the withdrawal potential for the attaching device. The attaching device shall be installed to resist shear, not withdrawal force. The suspended ceiling and grid system shall comply with IBC Section 803.8.1.1 and ASTM C635 and C636, including seismic bracing. Sheets A-6 and A-7 1. See General Comment 2, and resolve. Reference IBC Section 106. STRUCTURAL COMMENTS: 1. See Architectural Comments, Sheet A-5. PLUMBING COMMENTS: Sheet P-1 1. Please correct the Waste Riser Isometric by clarifying the redline questions. Several vents are indicated as VTRs; however, they show only 3"V, or nothing, as an example. Reference UPC Sections 904 and 905. 2. A symbol (2"w) is located in a questionable location. It may be double print. Reference UAC Section 106. Sheet P-2 1. Provide a drip pan under the water heater with a secondary drain to an approved location in accordance with UPC Section 510.7. 2. Please correct the Fixture Unit Calculation Table in accordance with UPC Table 7-3 for the sewer FU for a water closet. MECHANICAL COMMENTS: Sheet M-1 1. Correct the General Mechanical Note 1 for the adopted building and mechanical codes. 2. Provide outside air requirements calculations in accordance with IMC Section 403.3 and Table 403.3 for 'Offices,' and the various areas within as listed in the table, and for toilet rooms as listed under 'Public Spaces.' ELECTRICAL COMMENTS: The electrical portion has been reviewed and accepted. ENERGY CODE COMMENTS: 1. Provide lighting energy calculations for the exterior lighting on the building in accordance with 1998 IECC Section 705.5. ACCESSIBILITY COMMENTS: The accessibility portion has been reviewed and accepted. |
