All corrections must be made to the original drawings and two new complete and corrected sets resubmitted along with a written reply to all comments. To facilitate a timely recheck please insure all drawing changes or revisions made to previously issued sheets are highlighted by cloud and revision number. ARCHITECTURAL COMMENTS Sheet TS 1. Please clarify the occupant load for room 103. Ref. IBC 1003.2.2.2. Coordinate exits and exit widths. Ref. IBC 1003.2.3, 1004. Sheet A1 1. Show provisions for meeting the minimum plumbing fixture requirements. Ref. IBC 2902.1. 2. Show the attic access and provide a detail. Ref. IBC 1208. 3. Clarify provisions for attic ventilation. Ref. IBC 1202. Sheet A3 1. The structural sheet referenced in detail 7/A3 is not a part of the plans. Please clarify and specify horizontal joint reinforcement at 16” on center. Sheet A4 1. Keynote 15.4 is not shown on the plan. Please show the location(s) where this occurs. Sheet A5 1. Dimension the countertop height of the common use breakroom counter to comply with ANSI A117.1 903. 2. Keynote 15.3 conflicts with mechanical equipment schedule on Sheet M2. Please revise to reference the operating weights shown in the mechanical specifications. Sheet A8 1. Delete the reference to the future ceiling. The ceiling is a part of this permit. STRUCTURAL COMMENTS – The structural portion has been reviewed and approved. PLUMBING COMMENTS Sheet P1 1. Room 112 shows a callout for ¾” condensate above ceiling. There is not a ¾” condensate line here. Please delete. 2. Show the reduced pressure valve on the water service. Ref. UPC 608.2. Sheet P2 1. Specify provisions for access to water heater mounted above the 9”-6” ceiling in room 109 or mount below 8’-0”. Ref. UPC 511. MECHANICAL COMMENTS Sheet M1 1. Plan notes at heat pump 3 indicate smoke detector installation as typical. Please clarify if all units are scheduled for smoke detection systems. Ref. IMC 606. ELECTRICAL COMMENTS Sheet E1 1. Heat pump 2 circuits have a labeling error. This should show “B”-37-39-41. Sheet E3 1. Please revise the smoke detector detail to show the detectors in the return air. Ref. IMC 606.
