Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN 1. It is noted that the site plan does state to see sheet C2 for paving and drainage, the note needs to be more specific. Add to the general note that spot elevations and finish grades for the site can be found on the grading plan. 2. The existing drainage for the site flows out to Blacklidge Drive and to the northeast corner of the site. The proposed drainage is directing flow to the adjacent east and west neighbors. Stormwater must be accepted and released from developments essentially at the same locations, and with the same magnitudes, as encountered under natural or existing conditions. The proposed drainage does not meet this criteria. Include a drainage statement from an Arizona Registered Civil Engineer addressing offsite to onsite flows and onsite to offsite flows. Revise the plan and submit a drainage statement. SMDDFM 12.5 This comment has not been addressed. The proposed drainage is directing flow to the adjacent east and west properties. On the west boundary of the site the drainage/flow arrows indicate that the drainage is being routed towards the alley in the northwest direction. However, there is a difference in grade of a foot on the west and east side of the structures. The proposed flow is directed to the west and east neighbors. This is not acceptable. Change the flow arrows to direct flow to the existing conditions, which is to the north and northeast. Include a drainage statement from an Arizona Registered Civil Engineer addressing offsite to onsite flows and onsite to offsite flows. Revise the plan and submit a drainage statement. 3. The collection vehicle can not get to the trash enclosure and leave the premises at the proposed location. The collection vehicle can not access the enclosure without obstructing the curb. Trash enclosures containers are not to be placed where the collection vehicle backs up into vehicle parking. The collection vehicle can not back out without obstructing a parked vehicle from behind at the current location of the trash enclosure. The current proposal does not meet code and the current location must be relocated. When a site does not meet the Development Standards, a Development Standard Modification Request (DSMR) process needs to occur. For assistance with a DSMR please contact Marilyn Kalthoff 791-5550 extension 1117. DS 6-01. 4. The sanitation section in the "Site Data" table reads as follows, "Roll out Barrels only on pick up days per COT code." Per COT code? Give the code section and number. 5. Show roof drainage. DS 2-02.2.1A. This comment has not been addressed. The direction of drainage on the structure's roof is required. Show the direction of drainage on the roof with the use of arrows. 6. Sheet C2 detail 2 and 3 depicts a swale adjacent to the property line. The minimum setback for the top of a cut or fill slope is two feet. This swale is too close to the property line. Revise the plan to include the minimum setback. |
