The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN

1. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E

2. The spot elevations on the site and drainage plans are not consistent. There is 0.5 foot difference between the two plans. The spot elevations at the southwest and northeast corner are not consistent. Revise the plans for accuracy and consistency.

3. The existing drainage for the site flows out to Blacklidge Drive and to the northeast corner of the site. The proposed drainage is directing flow to the adjacent east and west neighbors. Stormwater must be accepted and released from developments essentially at the same locations, and with the same magnitudes, as encountered under natural or existing conditions. The proposed drainage does not meet this criteria. Include a drainage statement from an Arizona Registered Civil Engineer addressing offsite to onsite flows and onsite to offsite flows. Revise the plan and submit a drainage statement. SMDDFM 12.5

4. Dimension from street centerline to the existing curb and the proposed sidewalk. DS 2-02.2.1.A21.

5. The collection vehicle can not get to the trash enclosure at the proposed location. Each service area is required to have a clear approach of fourteen (14) feet by forty (40) feet for the collection vehicle. The maximum back-up distance for the collection vehicle shall be forty (40) feet. The proposed location would require the vehicle to back up into the street across traffic, this is unacceptable. The current proposal does not meet code and the current location must be relocated. Please contact John Clark from Environmental Services, 791-3175 ext. 1136, for assistance on solutions for a location. When a site does not meet the Development Standards, a Development Standard Modification Request (DSMR) process needs to occur. For assistance with a DSMR please contact Marilyn Kalthoff 791-5550 extension 1117.

6. Include bearings on the site plan. 2-02.2.1.A.5.

7. Fill quantities are incorrect. Comparing the existing grades and the proposed finish floor elevations (FFE), the fill quantities will be in the hundreds. A grading permit will be required. Submit a grading permit application with the next site plan submittal and correct the fill quantities.

8. Show roof drainage. DS 2-02.2.1A.

9. On the left side of the site plan there is some verbiage regarding sanitation, which is inconsistent with the proposed solid waste dumpster enclosure. Remove the verbiage or revise the solid waste proposal for consistency.

10) Refuse containers are to be placed so that the collection vehicle does not have to back into moving traffic, on or off the premises.

11) The landscape plan shall indicate use of all runoff, from basins accepting flow from an entire vehicular use area or roof area. LUC 3.7.4.3.B

4. To adjacent C-1 zoned property to the west the required perimeter yard building setback is the height of the exterior building wall.
