PLAN REVIEW FOR THE ABOVE REFERENCED STRUCTURE HAS BEEN COMPLETED. THIS LETTER REFLECTS COMMENTS TO BE ADDRESSED. IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

SCOPE OF REVIEW:

THE SCOPE OF THIS PLAN REVIEW COVERS ARCHITECTURAL, PLUMBING, MECHANICAL, MODEL ENERGY AND ELECTRICAL CODES. ALL CODE REFERENCES ARE TO THE 2000 IRC AND STATE PLUMBING CODE. ALL FEATURES WERE CHECKED ONLY TO THE EXTENT ALLOWED BY THE SUBMITTALS PROVIDED. ALL PORTIONS OF THIS PROJECT ARE ASSUMED TO MEET OR WILL MEET OTHER DEPARTMENTAL REQUIREMENTS, CONDITIONS AND CONCERNS BEFORE PERMIT APPROVAL.

GENERAL REQUIREMENTS:

1. ALL PLANS SHALL BE LEGIBLE AND A SCALE NO SMALLER THAN ¼ INCH = 1-FOOT SHALL BE USED
FOR ALL FLOOR PLANS, FRAMING PLANS AND ELEVATIONS. DETAILS &CROSS SECTIONS AT A MINIMUM 3/8 INCH = 1-FOOT SCALE.
2. ALL CORRECTIONS AND REVISIONS SHALL BE MADE ON THE ORIGINAL TRACINGS AND TWO NEW SETS OF PRINTS OR (1) SEPIA & (1) BLUE LINE SHALL BE RETURNED ALONG WITH ALL REDLINE PRINTS.

3. PEN OR PENCIL CORRECTIONS ON FINAL PRINTS WILL NOT BE ACCEPTABLE. TO AVOID DELAYS ENSURE ALL CORRECTIONS HAVE BEEN MADE, ARE COMPLETE AND HAVE BEEN COORDINATED ON ALL APPLICABLE DETAILS AND NOTES.

FOUNDATION PLANS:

1. PLEASE DARKEN THE FOUNDATION LINES OR LIGHTEN THE FLOOR PLAN LINES AND LINES THAT DON'T PERTAIN TO CONCRETE.

2. THE POST FOOTING DETAIL REFERS TO 5/S3 WHICH IS A CONTINUOUS FOOTING.

3. ALL FOUNDATION HOLD-DOWNS AND ANCHOR BOLT SPACING FOR SHEAR WALLS SHALL BE SPECIFIED AND
LOCATED. SEE R602.10.6 .

FLOOR PLANS:

1. LOCATE AND IDENTIFY SHEAR WALL TYPES AND LOCATIONS. PROVIDE NAILING SCHEDULE.

STRUCTURAL PLANS:

1. SPECIFY LUMBER GRADE AND SPECIES.

2. PROVIDE MANUFACTURER'S CALCULATIONS AND DATA FOR PRE-FAB TRUSSES. TRUSS CALCULATIONS MUST BE SIGNED, DATED AND WET-SEALED BY AN ENGINEER WHO IS REGISTERED IN ARIZONA.

3. HEADER SCHEDULE / S2 ; 2-2X10 APPEAR TO FAIL AT THE 6' SPAN AS DOES THE 2-2X12 AT AT 7' AND 8' SPAN.

4. BRACED WALL PLAN / S4 ; A BRACED WALL PANEL IS REQUIRED AT THE 30" WALL PERPENDICULAR TO THEWALL WITH THE FRONT DOOR.

ELEVATIONS:

1. SHOW CALCULATION OF ATTIC VENTILATION AREA IN COMPLIANCE WITH R806.2. NOTE LOCATION OF ALL
VENTS NEEDED TO COMPLY.

PLUMBING PLANS:

1. THE PLUMBING NOTES SHOULD REFER TO THE '94 U.P.C. WITH STATE MODIFICATIONS AND NOT THE I.R.C.

2. TRAP SCHEDULE / P1 ; PLEASE CHANGE THE HEADING OF THE RIGHT HAND COLUMN TO "MAX. DISTANCE OF TRAP FROM VENT" AND USE U.P.C. TABLE 10-1 TO CORRECT THE DISTANCES.

3. THE SEWER UNITS TABLE SHOULD REFLECT "0" SEWER UNITS FROM A HOSE BIB.

4. THE 1 ½" SHOWER RE-VENT HAS THE "1OBSCURED BY THE SHOWER DRAIN. PLEASE MOVE IT OVER TO UNCOVER THE "1".

5. NOTE ON PLAN COMPLIANCE WITH WATER CONSERVATION; WATER CLOSETS 1.6 GALLONS PER FLUSH, SINKS
AND SHOWERHEADS 3 GALLONS PER MINUTE.

6. PROVIDE PRESSURE AND TEMPERATURE RELIEF VALVE AT WATER HEATER.

7. NOTE ON PLANS THAT SHOWER AND TUB / SHOWER COMBINATIONS THAT HAVE INDIVIDUAL CONTROL

MECHANICAL PLANS:
