It is unclear on the site plan exactly which portion(s) of the lot is to be used for vehicle storage. Note 7 indicates the existing/proposed use on the southern portion of the lot (to the south of the 6-foot chain link fence) "is to be used for vehicle storage within the lot". For clarity label the 6-foot chain link fence on the site plan sheet A-10. If some sections of this southern portion are not to be paved for use as vehicle storage they must be barricaded off and labeled as being not part of the vehicle storage use area. Label and state the type and height of barricades on the plan. If the existing easement to the cell tower is to be used for access to the vehicle storage areas it must also be paved and included as part of the vehicle use calculation. Dimension the width of this easement on the drawing. It is also unclear on the plan drawing if the portion labeled "North Area" is proposed to be paved. Revise plan as necessary. Further comments may be necessary once plan is revised. DS 2-02.2.1.A.31 DS 2-02.2.1.A.20 2. The math in the coverage calculation is incorrect. 75,987 square feet times 24% is 18,237 square feet. 3. Remove all references to "Lot A" and "Lot B" as this implies that a lot split is being proposed for the site. 4. It is unclear on the plan how access to the south portion of the site is to be gained as no gates or other openings are shown on the plan. Clarify and revise. The Site Plan was not approved at this time. Revise the Site Plan to address the following comments. Site Plan comments: 1. Provide a drainage report accounting for change in impervious area and retention detention requirements. Since no previously approved site plan shows chip seal or other impervious surfacing in the Lot B area, the analysis must be based on pre-development conditions. 2. Revise the site plan to provide retention and/or detention as specified in the drainage report. Five-year threshhold retention is required. Detention is required unless the drainage report demonstrates that there will be no adverse impacts on adjacent properties from this project. 3. Show existing contours and proposed grades for the site. 4. Show drainage patterns for the whole site.
