SUMMARY: The Site Plan was reviewed by Development Services Department, Engineering Division on May 4, 2004. The site plan was not approved. Please address the following comments.

Site Plan Comments:
1) As previously commented, show all existing structures including any structures (i.e. billboard) on "Lot B" "(Development Standard (DS) 2-02.2.1.A.8)
2) Provide estimated cut and fill quantities. (DS 2-02.2.1.A.17)
3) As previously commented, show finish grades throughout the site. Show that pedestrian areas will be kept flood free for up to a 10-year event. (DS 2-02.2.1.A.16)
4) Show existing contours or spot elevations and provide basis of elevation. (DS 2-02.2.1.A.23)

Revise the Site Plan to address all of these comments and resubmit two copies for review. Include a letter explaining how each comment has been addressed. A grading permit is required for this project. Submit a complete grading permit application including a grading plan showing the extent of the proposed work.

COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Note 7 indicates the existing /proposed use on the southern portion of the lot (to the south of the 6-foot chain link fence) "is vacant and will remain so". However, upon site inspection it is found that this area of the site is currently being used for vehicle storage. Please clarify. The site plan shall not be approved until the southern portion of the site is vacated. Also, label any other structures/uses within this portion of the site such as the small building and monopole (cellular tower?) located within the easement.

2. In the van accessible handicap parking space detail label the maximum slope of the aisle and ramps provided. ANS/IBC
