1. This project is being reviewed as a greater than 25 % expansion. Full code compliance is required.

2. Label the future curb and sidewalk locations, if different from existing locations, on the site plan per the MS&R plan.

3. Continuous pedestrian circulation must provide a connection between the buildings and the right-of-way along 29th Street. Revise to show pedestrian connection. Pedestrian sidewalks must be a minimum of 4 feet in width. The parking detail shows a sidewalk of only 3 feet in front of the handicap parking space. Revise to show a 4-foot sidewalk.

7. Indicate the existing /proposed use on the southern portion of the site (to the south of the 6-foot chain link fence). 2002 aerial photos show vehicles being stored in this area. Because this is a full code compliance review, the entire site must meet code. Revise site plan to indicate the use of this part of the site and demonstrate compliance with LUC and Development Standards. DS 2-02.2.1.A.31

8. Remove the word "perimeter" from the label for the 6-foot chain link fence as this fence is not on the perimeter of the site.

9. Dimension street setbacks from property line along Irving Avenue to bldgs. 4 and 5. They do not appear to meet side street established neighborhood setback requirement of 10 feet from property line. Provide a copy of last approved site plan for the self-storage facility. DS 2-02.2.1.A.7

10. The site is within the Airport Environs Zone Airport Hazard District. Add a note to indicate that the elevation above median sea level (MSL) of the NW end of the NW/SE runway at Davis-Monthan AFB is 2,590 feet. Add the elevation above mean sea level of the site to the plan and state the max height of the proposed building, which may not to exceed 2,740 feet (150 feet above the elevation of the northwest end of the east end of runway 21) above MSL. LUC 2.8.5.7.A.1

11. LUC 3.3.7.2.C.4 requires that the minimum width of a one-way PAAL within a storage development be a minimum of twenty (20) feet in width with a four (4) foot wide pedestrian refuge area delineated on one (1) side of the PAAL. As redlined on the plan, please remove the pedestrian refuge from one side of the proposed one-way PAALs.

12. Add the development designator "31" for the personal storage use and detail the restrictions which the use is subject to in the C-2 zone. The personal storage use is subject to LUC Sec. 3.5.10.3.C and .F. Demonstrate compliance with these restrictions by labeling the color and materials of the exterior façades of the buildings that are visible from the street frontage and residential properties. Also indicate that any walls or doors visible from adjacent street are to be surfaced with a non-reflective material as required. LUC 2.5.4.2.H.2

13. Add a general note stating that the plan meets the criteria of LUC 3.8.3, Major Streets and Routes Setback Zone.

14. Show on the plan how the one-way direction of traffic flow is to be indicated on site, either with painted directional arrows on the pavement, or with signage, or both.

15. If easements exist on the site, please show their location, type, width and provide recordation information.
