1) Any screen higher than thirty (30) inches must be located outside of the sight visibility triangle per LUC 3.7.3.4. Leucophyllum frutescens and nerium oleander grow significantly taller than thirty inches in height and would interfere with sight visibility along Twenty-ninth Street. Select another more compact species, such as Leucophyllum candidum or Leucophyllum zygophyllum for this particular location to meet the screening requirements.

2) Temporary use of Major Streets &Routes right of way is proposed to meet landscape and screening requirements (Landscape keynote 5). When temporary use of the MS&R right-of-way is proposed, a site plan/landscape plan is required indicating how the project will comply with LUC requirements when the MS&R right-of-way can no longer be used as part of the site. Such plan is to be an exhibit to an executed covenant for recordation stating the responsibility of the property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City. Go to http://www.ci.tucson.az.us/dsd/Major_Streets_Covenant.pdf for an example of an acceptable covenant. Submit the future site/landscape plan and the executed covenant. When these documents are conditionally approved the executed covenant can then be recorded. The recording data is to be added to the site/landscape plans and then the plans may be approved.

2) Landscape plan shall include irrigation specification design and layout per DS 2-07.5.4.A & DS 2-07.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation.

3) All disturbed, areas that are not developed shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7. Revise the plans to identify paving and dust control treatments for all areas of the site.

4) A vehicular use area must be provided with post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond the property lines; damaging adjacent landscaping, walls, or buildings and to prevent vehicles from driving onto unimproved portions of the site per DS 3-05.2.3.C. Identify the types of barriers proposed and locations on the site/landscape plans.

5) All areas open to vehicular traffic are to be surfaced in accordance with LUC 3.3.7.3. Provide barriers to vehicular access and close existing openings where adequate paving is not proposed.

6) Identify any areas used for outdoor storage on the site and landscape plans. All outdoor storage areas must be screened from adjacent streets 6' high screen per LUC 3.7.2-I.

7) Correct the landscape and screening calculations on sheet L-1. Provide calcs for both streets. DS 2-07.2.2.

8) Revise the landscape plan to show the location of individual plants one (1) gallon or larger in size and list the quantities for each species. DS 2-07.2.2.A.1.a

9) Revise the landscape schedule on L-1 to include symbols for each species. DS 2-07.2.2

10) Revise keynote 12 on the site plan to reference the correct code section (LUC 2.8.3)
