Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Site Plan

1. Show gas, water, electric and sewer lines on the property.

Floor Plan

1. Provide window size (as well as operable portion) in existing bedroom where window is to be filled in. (egress compliance).
2. Provide attic ventilation calculations in compliance with R806.2. Note location of all vents needed to comply.
3. Note that bathtub and shower enclosures shall be finished with ceramic tile, or a listed enclosure, to height of 72" above the drain per R702.4 and R307.2.
4. Note and specify that shower enclosures shall have a minimum finished interior of 1024 square inches and shall be capable of encompassing a minimum 30" circle per UPC sec 410. All glass enclosures shall be tempered.

Foundation Plan

1. Foundation width is a minimum of 19". Show on all pertinent drawings.
2. Size post footings.
3. Vertical rebar must extend 24" into wall panel. Show on pertinent details.

Structural Plan

1. Specify over framing construction (lumber sizes, etc) and provide minimum opening of 22x30 in existing roof for access and ventilation.
2. Specify roof type and callout sheathing size.
3. Detail H: 6x8 beam is shown as a rafter. Framing plan notes 2x8's, clarify. Also, detail H is not referenced from the framing plan.
4. Post discrepancy: Are the posts to be wood or steel. Framing and foundation plans note post bases and caps that are designed for wood posts yet detail K shows a steel column. Clarify. Callout all connections including - Glulam to Glulam to post-.
5. Attic insulation cannot be attached to the underside of the roof deck if asphalt shingles are to be used.
6. Describe opening in existing building. How big is the existing opening? What type of construction is this wall? ETC.
7. Detail 2 x 12 ledger that is used to hold up porch roof. Current reference, I/D1, is wrong. Clarify this connection especially where the existing carport starts. What is going on over this span?
8. Provide stir up schedule on plans and designate the lintel design specification for this job.
9. Provide wall construction notes for the interior framed walls.
10. Clarify where the roof trusses will rest over the closet near the bedroom. If the trusses rest on the "Rastra" wall then update the porch roof-framing plan. If the trusses will rest on the framed wall, provide footing and wall construction details.

Plumbing Plan

1. Where is the water heater located? Plan notes "mtl pan below WH w/ drain to outside" in the southwest corner of the new closet, but a hot water line is coming from existing structure. Clarify.
2. Provide an exhaust fan in the bathroom in lieu of an operable window. (WC fan is noted).
3. The City of Tucson has not yet adopted the plumbing section of the IRC 2000. The current code being used is the 1994 UPC with state amendments. All plans must reference this code.
4. Gas: Provide the length of line to each appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system per UPC 1217.2.
5. Redo Fixture unit calculation using 1994 UPC table 6-3. Provide count for new and existing fixtures, meter size, pipe size from meter and total developed length.
6. Note on plans compliance with water conservation; water closets 1.6 gallons per flush, sinks and showerheads 3 gallons per minute.

Electrical Plan

1. Provide a switch-controlled light or outlet at the exterior bedroom door.
2. Clarify gas pack circuits (24 and 26).
3. Provide circuit number for closet light and bathroom light.
4. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6.
5. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup.
