Linden St. Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical codes. All code references are to the 2000 IRC and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: 1. Note that the current residential building code adopted by the City of Tucson is the 2000 IRC. All references to the building code are 2000 IRC unless noted otherwise. 2. All plans shall be legible and a scale no smaller than ΒΌ inch = 1-foot shall be used for all floor plans, framing plans and elevations. Details and cross sections shall be a minimum 3/8 inch = 1-foot scale. 3. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints. 4. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. 5. List the square footage for all the following areas separately on the drawings: - Livable area - garage - porch / patio covers - decks 6. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration. STRUCTURAL PLANS: 1. Completely detail all connections and cross-reverence to the foundation and framing plans: - ceiling framing for dropped gyp. Bd. Ceiling see section 802.4 @ 16" o.c. or 24" o.c.? @ 24" o.c. does not meet code. Please revise all the drawings. - rafter connections and hangers. Please clarify how the dropped ceiling will be attached to ledger and how ledger will be attached to masonry wall. - ceiling joist connectors to existing masonry and new framed wall. How will you hang joist off of 3x ledger? How will you attach joist to top plate? Special inspection required for epoxy anchor bolts. - Need bond beam at roof diaphragm. At 3x ledger attachment a bond beam is required. - Justify / detail vertical rebar of lap with existing and new wall - Need to clarify how this is going to be done on existing masonry wall. Are you removing existing bond beam? How will that affect the adjacent structure? If you cannot remove existing bond beam because of adjacent structure then have a structural engineer justify what you will be doing. - ELECTRICAL PLANS: 1. Electrical load calculations are required when more than 4 circuits are added. Provide calculations for existing structure with new structure. Provide feeder size for sub-panel. New 200 amp service on panel schedule and electrical plan shows a sub-panel . Clarify and provide info accordingly. 2. Submit panel schedule with wire size clarified for each circuit. MODEL ENERGY CODE: NOTE: If addition is < 20% of total square footage of dwelling, you are not required to meet MEC requirements. 1. Provide energy calculations per the 1998 IECC, and comply with IRC chapter 11. Calculation sheet was not included in submittal. NOTE: As of 2-02-01 the City of Tucson has adopted the 2000 IRC with the exception of the plumbing portion which has been replaced with the Arizona state plumbing code. All model plans shall reference these codes. |
