Approval of the site plan is not recommended at this time. The hydrology report is acceptable for floodplain permit issuance purposes, however the permit may not be issued prior to site approval. The following comments are offered: SITE PLAN 1. Provide lot dimensions and bearings (Development Standard -DS- 2-02.2.1 A 5). 2. Depict sight visibility triangles for the DRIVE/PAAL intersecting a local street (18th Street) (DS 2-02.2.1 A 10 & 3-01.5.0). 3. Dimension existing ingress/egress, PAAL, and driveway width(s) (DS 2-02.2.1A 11). 4. Depict loading space maneuvering area (DS 2-02.2.1 A 14). 5. Depict the limits of the 100-year water surface elevations onsite, and provide a note that the site lies within the 100-year regulatory floodplain (DS 2-02.2.1 A 15). 6. Provide the proposed building's lowest recommended (finished) floor elevation and finished site grades on the plan (DS 2-02.2.1 A16). 7. Provide estimated cut/fill quantities (DS 2-02.2.1 A17). 8. Depict the 18th Street half right of way (DS 2-02.2.1A19). 9. Provide recording information for the lease area, on the plan (DS 2-02.2.1A 20). 10. Dimension and label from street monument line(s) to existing curb and sidewalk, (or edge of pavement) and utility locations (DS 2-02.2.1 A 21). 11. Identify and label the adjacent drainageway (DS 2-02.2.1 A 22). 12. Depict/provide existing topographic contours at intervals not exceeding 2 feet and/or spot elevations as pertinent and Bench mark based on City of Tucson Datum, including City Field Book and page number (DS 2-02.2.1 A23). 13. Depict the existing refuse container access, fully dimensioned (DS 2-02.2.1 A32). 14. Demonstrate water harvesting to the maximum extent reasonably possible, in accordance with the City of Tucson Land Use Code - Section 3.7.4.3 B. 15. Depict roof drainage arrows with downspout locations indicated, and depict/label sidewalk scuppers for conveyance under sidewalk areas at each location for conveyance of 10-year flows at a minimum (DS 2-08.4.1 E & 3-01.4.4 F). Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed: 1. Per the City Attorney's office, a land lease is the same as a lot split. Please provide copies of the city approved lot split documents with the resubmittal of these plans, 2. Add the address to the site plan (DS 2-02.2.1.A.3), 3. The location map does not make sense. Please add a north arrow for clarification (DS 2-02.2.1.A.4), 4. Revise the existing use to "Instructional School" (Trade School is not a use in the Land Use Code) (DS 2-02.2.1.A.31), 5. The parking calculations must be revised. Please refer to LUC 3.3.4 for the minimum parking required for an instructional school. A breakdown of the use by floor area will be required to determine the number of vehicle spaces required (DS 2-02.2.2.A.4), 6. If the bicycle parking is proposed (not existing), the location must be shown on the site plan, fully dimensioned. Please refer to DS 2-09 (DS 2-02.2.1.A.9), 7. If applicable, the location, width, type, and recordation information for all existing and proposed easements must be added to the site plan (DS 2-02.2.1.A.20), 8. Add all adjacent zoning to the site plan (DS 2-02.2.1.A.28), 9. Revise the "coverage" calculation to read "floor area ratio". The floor area ratio is Gross Floor Area divided by lot area. It appears to be 10%. Revise as required (DS 2-02.2.2.A.3), 10. The notes indicate a handi-cap parking space is provided on site but can not be located. Revise the site plan as required. |
