PLAN REVIEW FOR THE ABOVE REFERENCED STRUCTURE HAS BEEN COMPLETED. THIS LETTER REFLECTS COMMENTS TO BE ADDRESSED. IN ORDER TO FACILITATE A SHORTER BACK CHECK TIME, WE REQUEST THAT YOU PLEASE PROVIDE REVISED PLANS AND CALCULATIONS, HIGHLIGHTING ANY CHANGES, ALONG WITH A WRITTEN RESPONSE TO EACH OF THE NOTED ITEMS INDICATING ACTION TAKEN.

GENERAL REQUIREMENTS:

1. ALL CORRECTIONS AND REVISIONS SHALL BE MADE ON THE ORIGINAL TRACINGS AND TWO NEW SETS OF PRINTS OR (1) SEPIA & (1) BLUE LINE SHALL BE RETURNED ALONG WITH ALL REDLINE PRINTS.

2. PEN OR PENCIL CORRECTIONS ON FINAL PRINTS WILL NOT BE ACCEPTABLE. TO AVOID DELAYS ENSURE ALL CORRECTIONS HAVE BEEN MADE, ARE COMPLETE AND HAVE BEEN COORDINATED ON ALL APPLICABLE DETAILS AND NOTES.

SITE PLAN:

1. PROVIDE VERIFICATION OF A BUILDING PERMIT FOR THE STRUCTURE BUILT INTO SIDE YARD SETBACK OR PROVIDE PLANS FOR OBTAINING REQUIRED PERMITS AND INCLUDE THEM AS A PART OF THIS PERMIT. [ZONING AND FLOOD PLAIN APPROVALS WILL BE REQUIRED]

FOUNDATION PLANS:

1. DIMENSION THE DEPTH INTO UNDISTURBED SOIL FOR EACH FOOTING TYPE AND CONDITION PER TABLE R403.1.-------MISSING PAGE A/6 FOOTING DETAIL

FLOOR PLANS:

1. NOTE THAT BATHTUB AND SHOWER ENCLOSURES SHALL BE FINISHED PER p2710 WITH CERAMIC TILE, OR A
LISTED ENCLOSURE, TO A HEIGHT OF 72" ABOVE THE DRAIN PER R702.4 AND R307.2

2. MOISTURE RESISTANT GWB CANNOT BE USE ON THE CEILING WHERE FRAMING IS GREATER THAN 12" OC.

STRUCTURAL PLANS:

1. INDICATE SIZE AND SPACING OF RAFTERS FOR PORCH.

2. INDICATE CONNECTION OF PORCH RAFTERS TO BEAM.

3. INDICATE TYPE AND SIZE OF HANGER FOR PORCH RAFTER TO LEDGER

4. SHEAR WALL SCHEDULE IS REFERENCING THE WRONG CODE FOR NAILING

PLUMBING PLANS:

1. WATER LINE: PROVIDE TOTAL FIXTURE DEMAND & MAXIMUM DEVELOPED LENGTH
USE THE 1994 UPC WITH STATE AMENDMENTS NOT THE 2000 IRC

2. NOTE ON PLAN COMPLIANCE WITH WATER CONSERVATION; WATER CLOSETS 1.6 GALLONS PER FLUSH, SINKS
AND SHOWERHEADS 3 GALLONS PER MINUTE.

3. PROVIDE PRESSURE AND TEMPERATURE RELIEF VALVE AT WATER HEATER.

4. NOTE ON PLANS THAT SHOWER AND TUB / SHOWER COMBINATIONS THAT HAVE INDIVIDUAL CONTROL
VALVES SHALL BE OF THE PRESSURE BALANCE OR THERMOSTATIC MIXING VALVE TYPE.

5. THE CITY OF TUCSON HAS NOT ADOPTED THE PLUMBING SECTION OF THE IRC 2OOO. THE CURRENT CODE BEING USED IS THE 1994 UPC WITH THE STATE AMENDMENTS. ALL PLANS MUST REFERENCE TO THIS CODE.

ELECTRICAL PLANS:

1. A RECEPTACLE OUTLET SHALL BE PROVIDED ADJACENT TO THE BASIN IN EACH BATHROOM, PER E3801.6.
BATHROOM OUTLETS SHALL BE ON A SEPARATE 20 AMP CIRCUIT WITH NO OTHER OUTLETS, PER E33603.4.

2. WHERE CEILING FANS ARE SHOWN ON THE PLANS, PROVIDE A NOTE INDICATING ONLY APPROVED
OUTLET BOXES SHALL BE USED, PER E4001.6.
