This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints shall be returned. 2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all-applicable details and notes. Site Plan 1. Show sewer line on plan and where it enters the building. Show new location of gas meter. Floor Plans 1. Provide both dimensions of window in bedroom adjacent new construction and both bathroom windows. 2. Label all room in new construction with ceiling height. 3. Glass in showers and bathrooms with a bottom exposed edge below 60" must be tempered per R308.4. Evaluate bathroom windows for compliance. 4. Note that shower enclosures shall have a minimum finished interior of 1024 square inches and shall be capable of encompassing a30" circle per UPC sec 410. All glass enclosures shall be tempered. 5. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72' above the drain per R702.4 and R307.2. Structural Plans 1. Specify ridge beam size. 2. Specify lumber grade and species. 3. Specify connection of rafters to top plate. Use Simpson H2.5 or callout nailing schedule. 4. Specify and detail all over framing. If solid sheathing is used on lower trusses, provide minimum openings of 22" x30" for access and ventilation into over framed areas. 5. Call out anchor bolt sizes in bond beam, spacing of anchor bolts and minimum embedment (4"). 6. Wood shall not support any masonry. Detail how the "4x6 decorative wood lintels" will be supported or connected to the lintels. 8. Specify size of ceiling joist or rafter ties. 9. Provide attic ventilation calculations in compliance with R806.2 10. Indicate either fascia board or blocking at the ends of rafters. 11. Specify either asphalt or tile roof. Load values will change depending on which is used. 12. Specify which lintel schedule will be used for 52" window. Either assembly will work for either window. Plumbing Plans 1. Note and specify water piping materials. 2. Water line; Provide total fixture demand for new and existing facilities, maximum developed length from meter and meter size. Use UPC table 6.3 to determine fixture unit count. Resize water pipe (1/2" is too small). Show where new water line connects to existing. 3. Show where waste lines connect to the sewer and the route under the slab that they take. A 2-way cleanout is necessary just south of new construction, outside house. 4. Show vent sizes. 5. All plans must reference 1994 UPC with state amendments. 6. Note on plan compliance with water conservation. Water closets 1.6 gallons per flush, sinks and showerheads 3 gallons per minute. 7. Note that if shower has individual control valves, that they are of the pressure balance or thermostatic mixing valve type. Mechanical Plans 1. Provide duct and opening sizes for new ductwork. 2. Note on plans: Mechanical shall comply with chapters 12-16 and 18-24 2000 IRC. Electrical Plans 1. Note on plans: electrical work shall comply with chapters 33-42, 2000 IRC.
