RESUBMITTAL REQUIRED: Site Plan and Hydrology Report.

The Site Plan (SP) and Hydrology Report (HR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies with re-submittal.
2. The plans submitted are titled "Grading and Paving" plans. This submittal however was reviewed for Site plan requirements due to the permit requested per D.S. 2-02.0. A separate submittal for a grading permit may be required. Also a grading permit will not issued until a Site plan has been approved.
3. Please provide property description per D.S. 2-02.2.1.3.
4. Please label lot dimensions and bearings per D.S. 2-02.2.1.5
5. Provide all existing and proposed buildings and structures, including location, size, height, overhangs, canopies, and use per D.S. 2-02.2.1.6.
6. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
7. Show all points of egress and ingress including locations and width of driveways and parking area access lanes (P.A.A.L.) per D.S. 2-02.2.1.11.
8. Please label all vehicular, bicycle, pedestrian, and handicapped circulation clearly identified per D.S. 2-02.2.1.12.
9. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14.
10. Robb Wash is designated as a W.A.S.H. wash and the requirements per the COT code chapter 29 apply. A mitigation plan will be also be required. Please revise.
11. Show the limits of the 100-year floodplain and water surface elevation of Robb Wash per D.S. 2-02.2.1.15.
12. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16.
13. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17. Please revise the cut and fill quantities, it seems unlikely that both the cut and fill are 0 cy.
14. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19.
15. All easement of record must be graphically shown on the plan together with recording docket and page per D.S. 2-02.2.1.20.
16. 5-year threshold retention is required per the Stormwater Detention/Retention Manual per Chap. I, 1.4. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the SP. See example attachment Also see HR comments.
17. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21.
18. Please provide a Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
19. Show all fences, walls, or vegetation for screening and sight visibility by type, material, height, location and spacing per D.S. 2-02.2.1.27.
20. Show Site plan number (T04CM00553) on all sheets per D.S. 2-02.2.1.29.
21. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0.
22. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. Vertical curbs are required in the R/W.
23. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
24. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
25. List the consulting engineer and the owner/developer on the plans with the pertinent information.
26. A floodplain use permit may be required.
27. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
28. A Stormwater pollution prevention plan may be required. Please list area of disturbance on plans. Contact Paul P. Machado by phone or email.
29. Please include a cross-section of the P.A.A.L, calling out distances, slopes, paving material etc.
30. Cut or fill slopes require a 2' minimum setback from property line.

Hydrology Report:
1. A Hydrology report is required for parcels affected by 100 year flows of 100 cfs, of more per S.M.D.D.F.M., chap. II, 2.1.2. Please include HR with the re-submittal.
2. A Drainage Statement is not acceptable.
3. The content and format of the Hydrology report should follow S.M.D.D.F.M., chap. II, 2.1.3.
4. A $150.00 review fee of the HR may be required.
5. Show the project address on the cover of the Hydrology report.
6. Add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DR.
7. Percolation testing is required to be included in the drainage report per Storm water DET./RET. manual in II 2.2.
8. Robb Wash is designated as a W.A.S.H. wash and the requirements per the COT code chapter 29 apply. A mitigation plan will be also be required. Please revise.
9. The TSMS node approx. 871' downstream at Broadway Blvd. & Sarnoff Dr. is listed as Q100=2034 cfs. This suggests that a floodplain may affect the property.
10. Please use the calculation for a curved channel to obtain the distance for the erosion hazard setback.

1. This project was reviewed as a greater than 25 percent expansion based on the new building proposed. Full code compliance is required. Provide the percent expansion on the plan. With a 7,269 square foot building existing and an 8,000 square foot building proposed, the percent expansion is 110 %.

2. The minimum text size for microfilming/archiving purposes is required to be 12 point (0.12"). Some of the lettering and dimension numbers do not meet this minimum requirement. Revise text to meet minimum standard.

3. The two back up spurs at the west end of the parking area must provide a minimum of 6 feet total. The backup spur itself is to be a minimum of 3 feet. And in addition to the required 3-foot back up spur, an additional minimum distance of 3 feet will be provided between the back of the spur and any obstruction over six (6) inches in height, such as the 6' chain link fence along the west property line. This also applies to the backup spur at the northeast corner of the site, where there is also a 6' chain link fence shown.

4. Between any building and PAAL, a minimum 5-foot pedestrian refuge area is required. The refuge areas must include a four-foot wide concrete sidewalk that is physically separate from the PAAL. There is no pedestrian refuge area shown along the south side of the existing building or along the northeast corner of the proposed building. Please detail and dimension pedestrian sidewalk/refuge areas adjacent to the buildings.
