This letter reflects comments to be addressed with a written response to each of the noted items indicating the action taken. In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, highlighting any changes that have been made. SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical. All features were checked only to the extent allowed by the submittal provided. All portions of the project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL: Please provide a second copy of the "reference" floor plans. We need two copies, one for each plan set. Also mark on this reference set the "Area of Work" so it is clear. Sheet A1 at the bottom of the code review makes the claim that there is "no change in use or square footage". However, this tenant improvement appears to be adding area based on the structural drawings. The second floor structure of this tenant improvement is new (or does this new floor structure replace an existing floor structure?). Please revise the note on Sheet A1 accordingly. ARCHITECTURAL: Door 103, which serves Men's Room 101, needs to be provided with an 18 inches minimum clearance along the strike side of the door on the restroom side [ANSI A117.1-1998 Fig. 404.2.4.1(a)]. The toilet compartment door needs to have the hinge of the door a maximum of 4" from the wall or partition "farthest from the toilet" [ANSI A117.1-1998 Sec. 604.8.3]. The toilet partition door cannot be in front of the toilet as shown in Men's Room 101. The clear width of the urinal stall needs to be 36 inches [ANSI A117.1-1998 Sec. 305.7]. A dimension has not been provided and as scaled the stall width appears to be only 33 inches. On the first floor plan shown on Sheet A1, what is the object that is drawn over the location of the exit doors to the outside? It looks like a window. Please clarify. Please clarify the rated wall assembly that separates the new first and second floor spaces from the warehouse. Does this wall separate uses [2000 IBC Sec. 302.3.3], or is this a fire area separation [2000 IBC Sec. 705.1]? Is this wall a firewall [2000 IBC Sec. 705] or a fire barrier [2000 IBC Sec. 706]? What is the required rating of this wall? Please indicate on the plans the requirements that this wall must meet. If doors 101, 102, and 201 are required to be a 1-hour labeled assembly (as noted in the door notes on Sheet A1), then it stands to reason that door 108 and the adjacent 16'-0" wide overhead door each need to be a labeled 1-hour assembly. Please clarify. The interior window from Office 202 on the second floor (keyed note #23) needs to be a fire rated assembly (based on the comments above). Also, please indicate that the existing windows being relocated are rated (and indicate what the rating is for all assemblies). How is the fire separation between Office 202 upstairs and the warehouse downstairs being maintained at the horizontal soffit below the office [2000 IBC Sec. 710]? Please clarify. STRUCTURAL: Provide the geotechnical report referenced in the structural calculations (Terracon Report No. 63995196 dated February 1, 2000). Does this report require engineered fill under foundations? If so then add a special inspection certificate for engineered fill to the list in the next comment. Provide City of Tucson special inspection certificate(s) for the following [and please make sure that the owner or their representative signs the certificate(s)]: Concrete Reinforcing Steel Structural Steel Field Welding High Strength Bolts Epoxy Anchors Please identify on the framing plan on Sheet S2.1 the stair stringers for the lower stair run. These designations are missing (according to the calculations they should be both be "B7" members. MECHANICAL: There are no mechanical comments to be addressed.
