03/10/2004 | STANTEC | 3RD PARTY REVIEW-COMMERCIAL | REVIEW | Denied | Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating the action taken. SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 International Residential Code (IRC) except for plumbing, which is to the 1994 Arizona Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: q There are no general comments to be addressed. ARCHITECTURAL: q Provide a valid evaluation services number (ICBO #) on the 4' x 4' skylight in the kitchen. The number 4256 is an invalid number. This previous comment has not been addressed. The new number (ER-1078) is also an invalid number. Please provide a copy of the evaluation report. (http://www.icc-es.org/Evaluation_Reports/esreports-i.html) STRUCTURAL: q There are no structural comments to be addressed. PLUMBING PLANS: q The gas piping size is generally incorrect. With 525 c.f.h. of gas at a developmental length under 150 feet the required main line needs to be 2 inches. Another example is the gas pipe that serves AH-1, AH-2, the water heater, and the dryer. This pipe is only 3/4" diameter and serving 300 c.f.h. with a developmental length under 125 feet. Please check all gas piping and revise accordingly [1994 AzUPC Chapter 12]. This previous comment has not been adequately addressed. The meter location now indicates a developmental length of 90 feet. The gas demand schedule still indicates 145 feet developmental length. The gas diagram scales horizontally 117 feet to the furthest outlet, so with one riser and drop at 10 feet each (12'-0" ceilings) the developmental length is 137 feet. The next longest developmental length in Table 12-3 is 150 feet. The gas piping is still undersized. MECHANICAL PLANS: q There are no mechanical comments to be addressed. ELECTRICAL PLANS: q There are no electrical comments to be addressed. ENERGY: q There are no energy comments to be addressed. -End of Review- If you have any questions, please call (520) 750-7474 Sincerely, Stantec Consulting Inc. Joel Svoboda, R.A. Associate JS:js |
