In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating the action taken. SCOPE OF REVIEW: The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2000 International Residential Code (IRC) except for plumbing, which is to the 1994 Arizona Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: q There are no general comments to be addressed. ARCHITECTURAL: q The sewer connection shown on the site plan on Sheet T1 differs from the location shown on Sheet P1.1. Please coordinate. q Indicate the location of all hazardous glazing locations [2000 IRC Sec. R308.4]. There is a note on Sheet which indicates that all glazing marked with a (t) is to be tempered glass, but then none of the glass is marked. q Provide access to each separate attic and crawlspace that exceeds 30 square feet. Designate locations on the drawings. Openings shall not be less than 22" by 30". The attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space [2000 IRC Sec. R807]. q Note that bathtub and shower enclosures shall be finished [2000 IRC Sec. P2710] with ceramic tile [2000 IRC Sec. R702.4], or a listed enclosure, to a height of 72" above the drain [2000 IRC Sec. R307.2]. q For factory built or zero clearance fireplaces, provide cut sheet, make, model number, and the approval number of the approved testing agency (i.e. ICBO #) [2000 IRC Sec. R1002]. All shall comply with UL127. NER-492 is an out dated report and is no longer valid. q Provide a valid evaluation services number (ICBO #) on the 4' x 4' skylight in the kitchen. The number 4256 is an invalid number. (http://www.icc-es.org/Evaluation_Reports/esreports-i.html) STRUCTURAL: q Provide a City of Tucson special inspection certificate for the following: · Post Tension · Epoxy Anchors q There is a shear wall at the upper left back corner of the house that is indicated as a "b" type shear wall, however it cannot be since the wall is shorter than 4'-0" (there is a window which limits the length). Please correct to an "A" Type shear wall and make sure that the hold-downs are indicated on the framing and foundation plans. q Beam 005 is under sized. Please re-evaluate. Also, provide a detail to describe how Beams 004 (2 total) each attaches to Beam 005. q Beams 005 and 006 need to be correctly indicated. They are noted as 5 1/8" x 16" beams while the correct size is 5 1/8" x 16 1/2" PLUMBING PLANS: q Please correct all references in the plumbing notes in the lower right corner of Sheet P1.1 to reflect the Arizona State Plumbing Code (1994 UBC with Arizona State Amendments). q The gas piping size is generally incorrect. With 525 c.f.h. of gas at a developmental length under 150 feet the required main line needs to be 2 inches. Another example is the gas pipe that serves AH-1, AH-2, the water heater, and the dryer. This pipe is only 3/4" diameter and serving 300 c.f.h. with a developmental length under 125 feet. Please check all gas piping and revise accordingly [1994 AzUPC Chapter 12]. q What is a PV Vent (it is noted at the island sink in the kitchen on Sheet P1.1)? Is this note meant to reflect an "air admittance valve"? Please clarify. MECHANICAL PLANS: q There are no mechanical comments to be addressed. ELECTRICAL PLANS: q There are at least 3 receptacles that are missing circuit designations (Dining, Family, Kitchen Island). Please review all receptacles, lights, etc for circuit designations. q Receptacles shall be installed so that no point along a wall space in no more than 6 feet measured horizontally from an outlet in that space [2000 IBC Sec. R3801.2.1]. Check the Study and Bedroom #3. Also, any wall space that is 2 feet long or more requires at least one receptacle [2000 IRC Sec. R3801.2.2]. Check Bedroom #2 and the Master Bedroom. q The master bathroom has a receptacle that is circuited on a non-ground fault circuit. Please correct [2000 IRC Sec. E3802]. q The smoke detector in the hall that serves Bedroom #2 and #3 needs to be "in the immediate vicinity of the bedroom" [2000 IRC Sec. R317].
