The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical. All features were checked only to the extent allowed by the submittal provided. All portions of the project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL:

q There are no general comments to be addressed.

ARCHITECTURAL:

q The allowable area floor increase done on Sheet G1.0 is incorrect. The value "W/30" cannot be greater than 1 (i.e. "W" cannot be greater than 30) [2000 IBC Sec. 506.2.1]. With the value of "W" reduced to 30, the allowable area with increase is reduced to 8,167 s.f. which is less than the proposed building (at 8,386 s.f.). The building either needs to be sprinkled or the area of the building needs to be reduced (i.e. reduce the addition).

q The occupant load of the entire building cannot be greater than 300 persons without having a fire sprinkler system [2000 IBC Sec. 903.2.1.3, Item 2]. The calculated occupant load between the sanctuary and classrooms (which could be occupied simultaneously) is still greater than 300 persons. Either a fire sprinkler system needs to be provided or a furniture layout needs to be provided to demonstrate the worst-case achievable occupant load of the sanctuary and classroom spaces is fewer than 300 persons. If this can be done than the sanctuary and classrooms will have to be posted accordingly.

STRUCTURAL:

q Page 4 and 35 of the structural calculations indicate for column C3 a 6x6 DFL #1 wood post. The column schedule shows the wood column, however the foundation plan does not show the new wood column (it only shows the existing 4x4 wood post being removed at this location). Please indicate.

MECHANICAL:

q Please clarify how the occupant load of 42 persons was derived for the narthex in the outside air calculation provided on Sheet M1.0? With the narthex addition being 1,732 s.f. (per Sheet G1.0), and the sanctuary having a calculated occupant load over 300 persons, the occupant load for the narthex has to be higher than 42 persons. The occupant load for the lobby of a theater (a similar function to a narthex) is figured at 150 persons per 1,000 s.f. or over 3 times the value shown on sheet M1.0 [2000 IMC Table 403.3]. Also the rate of change should be 20 c.f.m. per person.

PLUMBING:

q There are no plumbing comments to be addressed.

ELECTRICAL:

q Within the existing narthex and adjacent existing corridor, were there any existing exit signs that are remaining? Sheet E1.0 shows one exit sign at the new narthex front door, however other exit signs need to be provided since this exit sign cannot be seen once the sanctuary has been exited.
