CODE SECTION/ DEVELOPMENT STANDARD 1. This project is within the Scenic Corridor Zone (SCZ). A separate review is required for the SCZ. The case number for this review must be noted in the lower right corner of each sheet of the site plan, landscape and NPPO plans. All required elements of the SCZ (i.e. 30 foot buffer, view corridors, approved colors, etc..) as shown on the approved SCZ plan must be added to the site plan, along with date of approval and any conditions placed on that approval. The SCZ requires separate review. A thirty-foot-wide buffer area, adjacent to the future MS & R right-of-way, is to be preserved in place and maintained in its natural state. Maximum height of a structure is one-third the distance of the structure from the future-right-of-way. Material and/or paint description for areas of structures and signage visible from the Scenic Route are reviewed for colors, which are predominant within the surrounding landscape, such as desert and earthtones. The SCZ process requires that the applicant offer to meet with the adjacent property owners and neighborhood associations. For more specific information on this process, please contact our office. 2. The proposed site plan shows two (2) separate parcels. Per Pima County Assessors records, the site is made up of one (1) parcel with one (1) tax code. (D.S. 2-02.2.1.A.2) (D.S. 2-02.2.1.A.5) 3. Label and dimension future sight visibility triangles. (D.S. 2-02.2.1.A.10) 4. Provide pedestrian circulation path from new addition to public right-of-way. A minimum four (4) foot wide sidewalk is required on-site. (D.S. 2-08) (D.S. 2-02.2.1.A.12) (LUC Sec. 3.2.8.4.B) 5. If applicable, provide the location, type, size, and height of existing and proposed signage and outdoor lighting on the site plan. It appears that a sign is located within the existing right-of-way, please provide the proper permit documentation for the existing sign. Signs located in the existing right-of-way are required to obtain a Temporary Revocable Easement (TRE) from the Real Estate Department. (D.S. 2-02.2.2.1.A.13) 6. Label existing and future right-of-way. (D.S. 2-02.2.1.A.19) 7. Label and dimension existing and future curb location along Ironwood Hill Drive. (D.S. 2-02.2.1.A.21) 8. Label the zoning classification for the adjacent properties. (D.S. 2-02.2.1.A.28) 9. Please provide a copy of the Board Of Adjustment Variance decision letter. The variance case number, date of approval, variances granted should be listed as a separate general note. In addition, note the case number in the lower right corner of each sheet on all the plans. (Development Standard (DS) 2-02.2.1.A.6) 2) Show and clearly label exiting and future sight visibility triangles for the driveway and for Cosby Avenue. (Development Standard (DS 2-02.2.1.A.10) 3) Provide estimate cut and fill quantities. (DS 2-02.2.1.A.17) Revise the Site Plan to address all of these comments and resubmit two copies for review.
