Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen and pencil corrections on final prints will not be acceptable. To avoid delays ensure all corrections have been made, are complete and have been coordinated on all applicable details and notes.

Site Plan

1. Show where the water and sewer line enters the building.
2. Clarify whether carport is attached to the existing house or not.

Foundation Plan

1. Reference foundation details from the foundation plan.
2. Post footings for "F" is missing.
3. Provide dimension of landing in direction of travel and cross reference to detail B.
4. Be sure that sill plate is no closer than 6" from final grade.

Floor Plan

2. If the "Arizona/Day Room" is to be porch then label it as a porch. This space cannot be enclosed. If it is it will void the egress from the master bedroom.
3. Floor plan shows a wall that extends into patio that a foundation is not provided for. Please rectify this discrepancy.

Structural Plans

1. Provide shear walls per R602.10 and show locations. Show and give type of all necessary hold-downs. Detail all shear connections from the foundation to the roof plywood.
2. Clarify what size beam will span the south porch posts. The details note 6x8 (which needs to be resized since it is inadequate) beam while the roof framing plan note a 4x4 beam. This same discrepancy is present with the west porch beams, however the roof remodel section page is more explanatory of this area.
3. Specify header over shop room door. East most door on south wall. Will this door exist? If so it will need a switch and light.
4. Detail beam to post or beam to wall connections for beam "A"& "G". If "G" is sitting on a post, then there will need to be a foundation under this.
5. Specify on details the materials used for roof covering and wall covering (i.e. stucco, veneer, wood siding). Both new and existing.
6. Provide a detail similar to detail C. Show the north wall of the workshop where the workshop rafters and the porch rafters interface. Detail this connection.
7. Transfer all framing notes (beam sizes and spans, rafter sizes and spans, header sizes and spans, etc) to the roof framing plan.
8. What size rafter will span the shop/storage? 2x10 or 2x6.
9. How is west porch roof attached to the existing wall? Show detail.

Details - Sections - Misc notes

1. Note insulation used in ceilings.
2. Cross sections are inconsistent with foundation and framing plans. Discrepancy between roof slopes from Xsec to details. Clarify.
3. Detail C vs. Roof Framing Plan: Is there a 3x10 ledger? How is ledger attached to cmu wall?
4. Detail G: AB post footing is not rated for uplift.
Elevations

1. Provide elevations that include all materials used (stucco, concrete block, etc) and designate what parts of the structure are new and what parts are existing.

Plumbing Plans

1. Will this remodel require any plumbing work?
2. If water line is under the slab then indicate that there are no joint sin the line.

Electrical Plans

1. Calculations and panel are incorrect.
2. Account for the 220 volt circuit on the panel schedule.
3. Designate a circuit number to each electrical fixture that refers back to panel schedule.
4. Water heater is in different location on different plans. Is this water heater new? Clarify. If new, give specs (electric or gas, btu or watts).
5. Show which switch will operate which light(s).

Mechanical Plans

1. Are you putting in a cooler? If so the locate it and provide information regarding its connection to the new structure.

MEC

1. Provide energy calculations per 1998 IECC, or comply with IRC chapter 11
2. Callout on plans the "R" values of insulation, as well as the "U" values of the windows and doors in conformance with the energy calculations provided.


BASED UPON THE CORECTIONS NECESSARY, THE PLAN FOR THE PROPOSED STRUCTURE SEEMS TO REQUIRE A COMPLETE REWORKING.
