Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Foundation Plans

1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 psf is being used per Table R401.4.1.
2. Minimum footing width is 19" for all footing. (details 1 & 2).

Floor Plan

1. All 3460 DBl hung windows have a bottom pane that is within 18" of the finished floor and will need to be tempered per R308.4.

Structural Plans

1. Detail gable end bracing.
2. Detail 4/A3: Existing beam is shown to support trusses. Provide support for this beam or support truss on CMU wall. Clarify wall and roof assembly.
3. Justify lintel design. 3-1/2 x 6 x 1/8" is not a recognized size angle iron per AISC.

Elevations

1. Provide attic ventilation calculations per R806.2.

Electrical Plans

1. Show locations of smoke detectors per R317. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup.
2. Provide receptacle in hallway that is between bedroom additions. (>10')
3. Provide a GFCI protected receptacle at the rear of the building.

MEC

1. Provide energy calculations per the 1998 IECC, or comply with IRC chapter 11.
2. Callout on the plans the "R" values of insulation, as well as the "U" values of the windows and doors in conformance with the energy calculations provided.
