06/01/2004 Christy Foreman BUILDING-RESIDENTIAL REVIEW Denied PLAN REVIEW COMMENTS PROJECT #T04CM00349
06/3/04 3824 W. Tohono View Pl.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.
SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical codes. All code references are to the 2000 IRC and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.
GENERAL REQUIREMENTS:
1. Note that the current residential building code adopted by the City of Tucson is the 2000 IRC. All references to the building code are 2000 IRC unless noted otherwise.
2. All plans shall be legible and a scale no smaller than ¼ inch = 1-foot shall be used for all floor plans, framing plans and elevations. Details and cross sections shall be a minimum 3/8 inch = 1-foot scale.
3. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints.
4. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
5. List the square footage for all the following areas separately on the drawings:
- Livable area
- garage
- porch / patio covers
- decks
6. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.
FOUNDATION PLANS:
1. Dimension the wall thickness, footing width thickness and depth into undisturbed soil for each footing type and condition per IRC table R403.1. Detail ½ top of slab 6" above finish grade.
2. Locate and specify all anchor-bolt spacing on the foundation plan. Anchor bolt 7" embedment into concrete or masonry.
3. All foundation hold-downs as required for braced wall panels see section 602.10 of the IRC.
FLOOR PLANS:

1. Locate and identify brace wall types and locations along with the appropriate nailing schedule. Location as it exists does not meet braced wall design criteria. A lateral analysis will need to be provided.
STRUCTURAL PLANS:
1. Provide manufacturer's calculations and data for pre-fabricated trusses and glue-lam beams. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to toe floor plans. The engineer of record shall review and "SHOP DRAWING" stamp approval on truss calculations.
Truss package does not match the roof framing plan - Girder trusses?
2. Detail gable end bracing connections. Minimum of 2 bays braced back off of the wall not the top of truss.
3. Provide brace wall details and notes for exterior frame walls and main cross-stud partitions, or use fully braced, per R602.10.3. A minimum panel width of 48" is required to effectively brace the partition. See table R602.10.3, category "C". If bracing does not comply, provide a lateral analysis or alternate design to be reviewed by the plan examiner. Wind forces for single story residences shall use 90 MPH, exposure "B". Two story residences or areas of higher wind shall use exposure "C". Note 3 on page 3 incorrect for 3/16" @ 16" o.c. see sec. 602.10.3 IRC wood structural panel.
Minimum width of braced panel with hold downs is 2'-8".
SECTIONS - DETAILS - MISC. NOTES:
1. Boxed framed column at porch ? Floor plan show 1'x1' column. Detail framing / footing connection & beam connection.
If you have any questions, please contact your assigned plans examiner Christy Foreman at 791-5550, extension 1113.

NOTE: As of 2-02-01 the City of Tucson has adopted the 2000 IRC with the exception of the plumbing portion which has been replaced with the Arizona state plumbing code. All model plans shall reference these codes.

SUMMARY: Engineering Division has reviewed the revised Site/Grading plan received on 25 May 2004. All previous comments have not been fully addressed. Approval is not recommended at this time. Please address the following:

GRADING PLAN COMMENTS:
1. Provide a basis of elevation with reference to City of Tucson (COT) Field Book and Page;
2. Provide the recording information (Bk 49 Pg 35) for the private drainage easement. Include this information (Book 49, Page 35 - Maps/Plats) with the drainage easement callout note.
3. Provide the same recording information (Bk 49, Pg 35) for the Public Utility easement callout note.
4. Previous comment # 8 has not been sufficiently addressed on the grading plan. Proposed grades and drainage in the driveway area is still not clear. Please provide cross sections and/or spot elevations for this driveway area, with clear demonstration of drainage conveyance away from the garage/structure on the plan.
A meeting may be scheduled with me for an over-the-counter review/approval upon completion of revisions addressing the comments provided above.
If you have any questions, I can be reached at 791-5550, extension 1189 or Dwillia1@ci.tucson.az.us.
