Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.
SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical codes. All code references are to the 2000 IRC and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.
GENERAL REQUIREMENTS:
1. Note that the current residential building code adopted by the City of Tucson is the 2000 IRC. All references to the building code are 2000 IRC unless noted otherwise.
2. All plans shall be legible and a scale no smaller than ¼ inch = 1-foot shall be used for all floor plans, framing plans and elevations. Details and cross sections shall be a minimum 3/8 inch = 1-foot scale.
3. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints.
4. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
5. List the square footage for all the following areas separately on the drawings:
- Livable area
- garage
- porch / patio covers
- decks
6. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.
FOUNDATION PLANS:
1. Dimension the wall thickness, footing width thickness and depth into undisturbed soil for each footing type and condition per IRC table R403.1. Detail ½ top of slab 6" above finish grade.
2. Locate and specify all anchor-bolt spacing on the foundation plan. Anchor bolt 7" embedment into concrete or masonry.
3. All foundation hold-downs and anchor-bolt spacing for brace walls shall be specified and located.
FLOOR PLANS:

1. Provide access to each separate attic and under floor space that exceeds 30SF. Designate locations on the drawings. Openings shall not be less than 22"X30" for attics, or 18"X24" for under floor space. Attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space per R807.
2. Locate and identify brace wall types and locations along with the appropriate nailing schedule. Location as it exists does not meet braced wall design criteria. A lateral analysis will need to be provided.
3. Appliances installed in garages shall be mounted on platforms at least 18" above the floor, per M1307.3.
STRUCTURAL PLANS:
1. Provide complete roof and floor framing plans. Show spacing of trusses.
2. Provide manufacturer's calculations and data for pre-fabricated trusses and glue-lam beams. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to toe floor plans. The engineer of record shall review and "SHOP DRAWING" stamp approval on truss calculations.
3. Specify lateral support of trusses.
4. Detail gable end bracing connections.
5. Specify and detail all over-framing. If solid sheathing is used on the lower trusses, provide minimum openings of 22" by 30" for access and ventilation into over-framed areas (>30 S.F.). If solid sheathing is not used on lower trusses, provide details for bracing of top chord of lower trusses.
6. Provide brace wall details and notes for exterior frame walls and main cross-stud partitions, or use fully braced, per R602.10.3. A minimum panel width of 48" is required to effectively brace the partition. See table R602.10.3, category "C". If bracing does not comply, provide a lateral analysis or alternate design to be reviewed by the plan examiner. Wind forces for single story residences shall use 90 MPH, exposure "B". Two story residences or areas of higher wind shall use exposure "C". Note 3 on page 3 incorrect for 3/16" @ 16" o.c. see sec. 602.10.3 IRC wood structural panel.
ELEVATIONS:
1. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply.
2. Note glass in hazardous areas shall be safety glass per 308.4. Window at jetted tub, shower door and window in nook nearest gate, and window next to Great Room.
SECTIONS - DETAILS - MISC. NOTES:
1. Wood sill plates shall be foundation grade redwood or pressure-treated wood per R324.Put notation for pressure treated plate on wall details.
2. Provide beam to wall connection for porch.
3. Boxed framed column at porch ? or post? Post detail connector provide 1" above finish grade see code section R323.1
4. Provide Glulam beam connection detail for each side of nook wall.
PLUMBING PLANS:
1. Gas: Provide the length of line to each appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system per UPC 1217.2. Gas line to furnace appears to be undersized.
MECHANICAL PLANS:
1. Supply shall be sized per IRC sections M1602.2 and M1603.1. (gas furnace - 2 sq. in. / 1000 BTU; heat pump / air conditioner - 6 sq. in. / 1000 BTU) (1ton cooling = 12,000 BTU)
ELECTRICAL PLANS:
1. Provide an exterior outlet at grade level located at both the front and back of the dwelling, per E3801.7. these outlets shall be GFCI protected per E3802.3.
2. Receptacle outlets shall be provided at each kitchen counter space wider than 12", and shall be installed so that no point along the wall line is more than 23" from a receptacle outlet, per E3801.4.1.
3. Indicate the location of all air conditioning and heating units, air handlers, compressors, and disconnects.

1. NOTE: Change sheet to read allowed values and actual values.

SUMMARY: Engineering Division has reviewed the Site/Grading plan received on 27 January 2004. Approval is not recommended at this time. Please address the following comments:

SITE/GRADING PLAN COMMENTS

1. Provide a general grading note specifying conformance to the 2000 International Building Code - local amendment (Chapter 36 - Excavation and Grading). This document may be accessed at: http://www.ci.tucson.az.us/dsd/2000_IBC_Amendments.pdf
2. Provide geotechnical report with recommendations addressing earthwork, setbacks, slope stability/treatment and drainage for the site.
3. Please omit either the "existing topo to be modified" or the "proposed topo" from the legend and the corresponding delineations on the plan. Preferably, depict "existing" and "proposed" topo/contours.
4. Provide a basis of elevation with reference to City of Tucson (COT) Field Book and Page;
5. Provide the recording information (Bk 49 Pg 35) for the private drainage easement.
6. Depict and label the 10' Public Utility Easement, as shown on the Final Plat for Tohono Ridge, with recording information (Bk 51 Pg 89).
7. Provide a minimum of one northwest - southeast cross section. Please include the driveway, property line, existing curb and sidewalk locations, and indicate the elevation increments, fully labeled and dimensioned on all cross-sections, at a minimum.
8. Observation of current photo-topography indicates area drainage may enter this site currently, and that upon construction of the driveway entrance, there may be an increase in such if cutting the curb, as noted (if the existing curb is 2' wedge curb, remove the note for cutting of the curb). Provide proposed spot elevations or clearly depict proposed contours on the plan in this area, demonstrating drainage will be accommodated and conveyed around the proposed home. Area drainage must be discharged in a fashion similar or identical to existing conditions, without diverting flow to adjacent property.
9. Remove the "+/-" symbol from all elevations
10. The grading limits and callout arrow provided are not clear. Please insure the limits of grading are very clear on a revised plan.
