Per Pima County Assessors Records, the site is comprised of separate parcels which must be combined by providing a copy of the recorded City of Tucson Lot Combination Covenant and a copy of the approved Pima County Assessors Tax Combination form. A copy of the City of Tucson Lot Combination Covenant is attached to the yellow site plan card. The Pima County Assessors Tax Combination Form may be obtained at the Assessors office. (D.S. 2-02.2.1.A.2) 2. If a canopy or roof cover is provided above the drive-through window, please note the clearance height. (D.S. 2-02.2.1.A.6) 3. Revise the number of handicap parking spaces required to be based on the total number of standard vehicle parking spaces provided (IBC Table 1106.1). (D.S. 2-02.2.2.A.4) 4. Per LUC Sec. 3.3.3.5, the number of required bicycle parking spaces is calculated as a percentage of the total number of motor vehicle parking spaces provided. (D.S. 2-02.2.1.A.12) 8. Per the Major Streets and Routes (MS&R) Plan, Speedway Blvd. Is designated as 120' right-of-way. The plan indicates an existing right-of-way of 100 feet. Label and dimension the future right-of-way and curb location as required by the MS&R Plan. (D.S. 2-02.2.1.A.19) 9. The Site Plan (SP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies with resubmittal. 2. 5-year threshold retention is required per Stormwater Detention/Retention Manual Chapter II, 2.2, or submit documentation concerning waiver of retention requirements. 3. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. 4. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19. The intersection of Alvernon Way and Speedway Blvd. is subject to intersection widening per the MS&R. 5. Please revise all data pertaining to the amount of impervious area. It appears that the major portion of the property (West 2/3) is no longer impervious and must be considered like wise in the DR. The non-impervious area of the site may be used for calculating the retention requirements. 7. Provide the exist. Q100 for First Ave., a cross section and WSEL. The discharge onto First Ave. cannot exceed the maximum allowable street flow of 50 cfs per D.S. 3-01.4.4.A. 8. All drainage must be accepted and released with the same location and magnitude at the property line. Please explain the concentration of flow at the East property line. McDonalds may have a problem with the concentration entering their site. Perhaps curb openings to match the existing conditions would be warranted here.
