This letter reflects comments to be addressed. In order to reduce back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2000 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. FLOOR PLANS: 1. Show entire floor plan. If existing bedroom is to remain as a bedroom It must meet the requirement for emergency egress, and smoke detector requirements will be the same as for new construction. 2. Show compliance with R303.1 providing natural light into existing bedroom (8%). 3. Show compliance with R303.1 providing ventilation in existing bedroom (4%). 4. Locate and identify brace wall types and locations along with the appropriate nailing schedule. STRUCTURAL PLANS: 1. Specify design criteria on plans. Provide values for floor dead load and live load as well as roof dead load and live load. 2. Detail connection of new masonry or concrete to existing masonry wall. (#4 re-bar with min 4" embedment into top of existing wall will be adequate) 3. Provide brace wall details and notes for exterior frame walls and main cross-stud partitions, or use fully braced, per R602.10.3. 4. Provide header schedule for windows in bearing wall. PLUMBING PLANS: 1. Note and specify all piping materials. 2. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. 3. Gas: Provide the length of line to each appliance, BTU demand of each appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system per UPC 1217.2. 4. Water line: Provide the total fixture unit demand and maximum developed length. 5. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and shower heads, 3 gallons per minute. 6. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. 7. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code. ELECTRICAL PLANS: 1. Additional smoke detector is required in hallway adjacent to bedrooms per R317. If ceiling finish materials are removed in existing construction, existing bedroom shall be in compliance. When ceiling finish materials are not removed, existing bedroom shall be equipped with battery operated smoke detectors per R317.1.1.
