General Requirments

1. All corrections and revisions shall be made on the original tracings and two sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or Pencil corrections on final prints will not be acceptable. To avoid delays ensure that all corrections have been made, are complete and have been coordinated on applicable details and notes.
3. Application notes that the work to be done is "carport to room". Show where the carport is located as well as infill walls.

Foundation and Structural Plans

1. Rafter spans over master bedroom are inadequate.
2. Rafter spans over cathedral ceiling is reduced by 42% due to the minimum height where rafter ties can be placed. When resizing consider the rafter span adjustment factor .58 (note after rafter tables in IRC) that will be imposed with the placement of necessary collar ties.
3. Bearing walls over existing CMU walls will need to be detailed showing connections to existing CMU wall. As well, these walls need to be 100% sheathed to complete the continuous load path for shear transfer.
4. "2-2x12 Glu-lam beam w/ ¾" plywood" (note 10, section A) must rest on a bearing wall or post. Either must have a footing/foundation beneath it. Show all posts and beams on framing plans. Show all necessary footings on foundation plan with details.
5. Provide 2 more sections: One through family room. One through bed#3 and master bedroom.
6. Update details 2/3 & 3/3 with actual sheet numbers in notes. Note beam sizes.
7. Framing plan: note 1 is missing, clarify note 3. Also, callout #5 - New opening? New lintel? What's happening here? Clarify existing wall construction
8. Show on floor plan, and any referenced sections or details, the materials of the existing structures (walls, roofs).
9. Section 1/ 4 in detail 2/2 is referenced but does not exist.
10. 4x4 beams spanning the CMU piers in section A, sheet 1 are inadequate. Resize. Also clarify post and beam connection. If a ½" bolt is used give length and embedment in grout. If post cap, give type.
11. Provide access to attic with an opening no less than 22" x 30"

Elevations

1. Provide elevations: Indicate all materials used.
2. Provide attic calculations.

Mechanical Plans

1. Provide window size and operable portion of window in half bath in bedroom #3. An exhaust fan is necessary in lieu of an operable window.
2. Note duct size for return air.
3. Clarify type and location of "upflow" furnace. Is it attic or roof mounted? If the heating or air conditioning equipment is located in the attic, show location of access, catwalk and working platform. Show provisions for and route of secondary condensate drain per M1305.1.3. Is this furnace gas or electric? New or existing? Rectify discrepancy with electrical panel -

Electrical Plan

1. Add recep in master bedroom and one along the family room wall adjacent front door.
2. Clarify panel labeling; Smoke detector should be on ckt 24. Switch labels "exterior lite", ckt 26, with "exterior recep", ckt 25, and visa versa
3. Provide a GFCI receptacle in the front of the house.
4. Resize breakers: Water heater - 30amps, Range - 50amp.
5. Add a switch in laundry room for an outside light.
6. Calculations issues: Condensate must be added at 100%, not 65%. The service will subsequently be too small. Water heater load should be added into initial calculation. Reference table E3502.2. Please remedy this problem.
