The site plan has been reviewed by Zoning Review Section but cannot approve the plan until the following item has been addressed. 2. The second floor balcony along the north side of the building must be depicted and dimensioned on the site plan. This portion of the balcony that will be constructed as a wall does not appear to meet the minimum building setback along the west and east sides. Dimension from the property line the building setbacks based on the parapet wall hieght at these two sections. It appears that setbacks required may be more than is proposed . A DDO (LDO) will be required in order to approve the plan. If these portions of the wall are constructed of wrought iron as the rest of the deck railing the DDO is not a requirement. Please revise the plan as required or respond back if the DDO will processed. 3. Zoning will re-review the site plan on the next submittal to insure compliance with the required building setbacks or compliance with the DDO conditions if any. |
