CODE SECTION/ DEVELOPMENT STANDARD

1. Per Pima County Assessors Records, the site is comprised of two (2) separate parcels which must be combined by providing a copy of the recorded City of Tucson Lot Combination Covenant and a copy of the approved Pima County Assessors Tax Combination form. A copy of the City of Tucson Lot Combination Covenant is attached to the yellow site plan card. The Pima County Assessors Tax Combination Form may be obtained at the Assessors office. (D.S. 2-02.2.1.A.2)

2. Provide a copy of the recorded Major Streets and Routes Covenant. MS&R covenant is available online at http://www.ci.tucson.az.us/dsd/Major_Streets_Covenant.pdf

3. a) Add the MS&R adjustment calculation to both "present" and "future" site plans. Provide the complete formula as shown in LUC 2.8.3.7 so as to verify the percentage listed.
b) Revise the vehicle parking calculation on both "present" and "future" site plans to correctly state the number of vehicle parking spaces required and provided.

4. a) Dimension the width of the one-way PAAL and dimension the space depth for the angle parking on both plans. (LUC 3.3.7-I)
b) Dimension back-up spur depth and radii on future site plan.
c) Dimension the width of the two-way PAAL at the closest point between the loading zone and the landscaped island on both plans.

5. a) Provide disabled pedestrian access path to buildings from the disabled access aisle on both plans. The access aisle shall be a part of an accessible route to the building entrance and must either blend with the accessible route or have a curb ramp. (ICC/ANSI-A117.1-1998) (2002 International Building Code) (D.S. 2-02.2.1.A.12)
b) Parking spaces and access aisles shall be level with surface slopes not exceeding 1:48 (2%) in all directions.
c) Provide the slope (%) and direction of slope for the sidewalk from 12th Avenue to the building entrance and all access ramps. Refer to ICC/ANSI-A117.1-1998 Section 405 for ramp requirements.

6. The bicycle parking racks do not have a minimum five (5) foot wide access aisle as indicated in the detail. Please show the area on both plans. (D.S. 2-02.2.1.A.9)

7. A five (5) foot wide pedestrian refuge area with a minimum four (4) foot wide concrete sidewalk is required along the south side of building 1 and along the south and east sides of building 2. Label and dimension as required. Show on both plans. (D.S. 2-08.4.1.B) (D.S. 3-05.2.2.B.1)

8. a) Provide a detail of existing free-standing sign.
b) The existing sign is partially located within the existing right-of-way on both "present" and "future" site plans. Since a portion of the sign is and will be located within the right-of-way, a Temporary Revocable Easement (TRE) will be required to allow the sign to remain in said location. For information regarding the T.R.E. please contact the Real Estate Division at 791-4181. (D.S. 2-02.2.1.A.13) (D.S. 2-02.2.1.A.25)

9. Dimension the building setback (proposed addition) from the future curb location on both the "present" and "future" site plans. Minimum building setback required is based on the greater of 21 feet or the building wall height, measured from the back of future curb. (D.S. 2-02.2.1.A.21) (LUC Sec. 3.2.6.5.B.1)

10. Add a note, which states the existing and proposed use as listed under LUC Sec. 2.5.3.2.A: "Food Service development designator 28 subject to Sec. 3.5.4.6.A and .C."

11. Under the lot area calculations correct the acreage from .05 to .58. (D.S. 2-02.2.2.A.1)

12. Provide the building area expansion calculation. (D.S. 2-02.2.2.A.6)

13. If a Board of Adjustment Variance is applied for, please list as a general note the case number, date of approval, variances granted, and any conditions imposed.

14. All requested changes must be made to the "present" and "future" site and landscape plans.

4) Irrigation system will include an automatic timing controller per DS 2-06.5.4.A.10. Revise the plans to include the controller.

5) Revise the landscape plan to meet the vegetative groundcover requirements of LUC 3.7.2.4.A.4 for the Jetty Street landscape border.

6) After site plan (including landscape plan) approval and prior to permit issuance an executed covenant for recordation stating the responsibility of the property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City is required for per LUC 2.8.3.5.F to comply with MS&R regulations. 7) Existing and proposed screen walls on the site are to be located in compliance with LUC 3.7.3.2.C. Locations of screening within street landscape borders are subject to placement restrictions. Revise as necessary.

SUMMARY: Engineering Section has reviewed the revised Site Plan. Previous comments have not been adequately addressed. Approval is not recommended at this time. Please address the following comments:

SITE PLAN:
1. Depict the Major Streets and Routes (MS&R) near side sight visibility triangle in accordance with Development Standard 3-01.5.3. The line of sight matrix specifies a 20' x 345' SVT for a Drive/PAAL intersecting an arterial roadway.
2. Revise the dumpster enclosure placement angle to accommodate service with provision of a clear approach of 14 by 40 feet (DS 6-01.4.1).
3. Revise the enclosure note to specify minimum clear INSIDE dimensions of 10' and a minimum slab thickness of 5" (DS 6-01.4.2).
4. Depict and label minimum unobstructed radii of 18' where a PAAL intersects another PAAL where used for access lanes for refuse collection and loading zones onsite (DS 3-05.2.1 C 3 a).
5. Provide and label roof drainage direction(s), downspout locations and corresponding sidewalk scuppers for conveyance of drainage under all sidewalk areas (DS 2-08.4.1 E and 2-08.5.1 E
6. Provide a note for stormwater harvesting maximization in all new landscape areas, in accordance with Section 14.2.10 of the SMDDFM and Section 3.7.4 of the City of Tucson's Land Use Code (LUC).

***GENERAL COMMENT***
A right of way excavation permit will be required for any proposed work in the right of way. Contact Permit and Codes Section, Tucson Department of Transportation - Engineering Division at 791-5100 for questions.

Resubmittal will require a revised Site Plan addressing all items listed above.
