The Grading Plan, Drainage Report and Stormwater Pollution Prevention Plan (SWPPP) were not approved at this time. Grading Plan comments: 1. The Grading Plan cannot be approved until the Tentative Plat has been approved. The outstanding issues on the Tentative Plat will not be addresssed in this review but must be reflected in the grading plan that will be approved. Therefore, additional comments on the grading plan may be forthcoming after the Tentative Plat has been approved. 2. Revise detail 5 or the plan view so that they are consistent as concerning the east perimeter lots. The grading plan and the tentative plat indicate that there will be fill beyond the proposed lot line but the detail indicates that natural grade will be met at the property line. 3. Show and label grading limits. Stormwater Pollution Prevention Plan comments: 4. Revise the site map to show that silt fence will not be used in locations of concentrated flows such as the outlets of the drainage channels. (See CalTrans SC1 Page 1 of 5 in Appendix E of theSWPPP.) Evaluate the necessity for providing silt fence along the north and west boundaries of the project given that the site will be draining to the east. 5. Revise the site map to be consistent with the grading plan. Revise the Site Plan, Grading Plan, Drainage Report and the SWPPP to address all of these comments and resubmit three copies of the grading plan and two copies of the SWPPP. Please submit two copies of the CDRC approved and stamped tentative plat , landscape, and NPPO plans with the next grading plan submittal. 3. The tentative plat depicts an area labed as Block "A". The grading plan depicts the Block "A" area as additional lots. If this is a change of preliminary development plan approval from Glenn Moyer must be granted to continue the tentative plat review with the proposed changes.
