Address the following comments: GRADING PLAN COMMENTS: 1) Development Standards (DS) Section 11-01.4.1.C.3: On sheet G-1, the section depicted for the south slope does not scale out to the planview change of elevation. The runout indicates a change of grade of almost 10 feet and planview does not indicate that there is sufficient accommodation for this runout or the area needed for slope setback, swale, or reasonable access around proposed building near garage. a) Revise and clarify details 2 and 3 on sheet G-2: i) Label dimensions for interceptor swale (30" min width, 12" minimum deep); ii) Interceptor swale may not be placed within the 2' slope offset from property line - adjust details to reflect this. b) Show on planview and label minimum dimension from edge of building near garage to center flowline of south swale. There should be space for access around garage entry and swale and slope. 2) DS Sec.11-01.9.2: There is a concern regarding proposed concrete lined swales for HDZ subdivision lots, where slopes could generate erosive velocities. Interceptor swales shall be grouted rip rap. Otherwise, concrete interceptor swales can be used if hydraulic calculation is provided by engineer showing non-erosive conditions then reviewed and accepted by DSD Engineering Division. Revise callout for detail 3 on sheet G-2 to indicate handplaced grouted riprap or submit calculation for swale. 3) DS Sec.9-04.3.1.B.5: Add the following general grading note to the plan: Special Inspection is required by Geotechnical Engineer for 1:1(H:V) slopes, or any slopes steeper than 2:1(H:V). Copies of the Geotechnical Evaluation must be submitted to DSD Engineering Division prior to scheduling Final Grading Inspection.
