1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Zoning will re-review the grading plan on the next submittal to insure compliance with the approved and stamped tentative plat and landscape plans.

2. Add note to grading plan or cross reference NPP plan pertaining to: All plants designated to be preserved-in-place shall be retained at their existing grade during and after construction. Preservation fencing per DS 2-06. Figure 1 is required to be installed beyond the "drip-line" of the vegetation by one-half (½) the distance of the "drip-line" radius. DS 2-15.6.A

1- Revise on the Paving Plan the Paving Notes numbers. There are two Paving Notes that are numbered "2".
2- Show the contour line elevations for C.A. "C" west of lot 131.
3- Provide the proposed spot elevations at the all corners of all lots.
4- It appears that lots187-189 do not meet the differential grading requirements. Show the zoning of the parcel (i.e. commercial or residential zoning) east of the impacted lots to determine if the lots must comply with the differential grading requirement. Refer to Development Standard 11-01.8.0 for additional information concerning differential grading.
5- It is not clear how the new fill, which will raise lots 152-156 and 165 will be installed without encroaching on the proposed channel and the private property to the west (i.e. retaining wall, protected slope, etc.). Provide construction details for the proposed method soil retention.
6- Verify that proposed slopes that are steeper than 5:1 are treated according to the Soils Report recommendations.
7- The Soils Report should address the required setbacks from the proposed detention basins.
8- Provide a detailed response letter with the next submittal that explains how the comments were addressed and references the exact locations/sheets where the revisions were made.

SWPPP Comments:

The SWPPP is acceptable, however it can not be approved until the Grading Plan is approved.
