1- Provide the Parcel dimensions and bearings. Show how the parcel ties into the basis of bearing.
2- Add a General Note for Blue Staking the project before any excavation work.
3- Revise Grading Note #2 and Paving Note #5 to reference Development Standard 11-01.0 (Excavation and Grading) instead of Chapter 36 of the IBC.
4- According to Section 3.4.2 of the Stormwater Detention/Retention Manual, Sediment Traps must be provided for all detention basins. Demonstrate compliance with Section 3.4.2 and show on the plan and the corresponding cross-sections and details, the locations of the proposed detention basins sediment traps.
5- Show the dimensions of the detention basins and their inlet and outlet structures on the basins details on sheets 7/8 and 8/8.
6- Provide erosion control structures at the downstream end of the basins' inlets and outlets, and show the erosion control structures dimensions and construction details.
7- Show the contour line elevations adjacent to C.A. "C" on detail "N".
8- Identify all lots drainage directions (i.e. type "A", type "B" or type "C" drainage) and the locations where wall drainage openings are needed.
9- Provide all lot dimensions and spot elevations at the all corners.
10- It appears that lots187-189 do not meet the differential grading requirements. Show the zoning of the parcel (i.e. commercial or residential zoning) east of the impacted lots to determine if the lots must comply with the differential grading requirement. Refer to Development Standard 11-01.8.0 for additional information concerning differential grading.
11- Revise the Differential Grading Justification Letter, for lots 152-156 and 165, to reference Development Standard 11-01.0 (Excavation and Grading) instead of Chapter 36 of the IBC.
12- Provide the finished floor elevations for the existing houses within 100 feet from the outside perimeter of the site.
13- Show construction details (i.e. spot elevations, slopes, dimensions, etc) for C.A. "D" south of lots 1-10.
14- Provide all curb return radii information and details. Refer to Figure 6 of Development Standard 3-01.0 for curb return radius information.
15- Provide a cross-section detail for Splinter Way.
16- Complete the Book and Page numbers on the Paving Plan.
17- Verify that proposed slopes that are steeper than 5:1 are treated according to the Soils Report recommendations.
18- The Soils Report should address the required setbacks from the proposed detention basins.
19- It is not clear if perimeter walls are proposed. If perimeter walls are proposed, please be advised that their footings have to be completely on private land and out side the public right of way or the common areas. Demonstrate compliance by providing wall cross-section details.
20- Show and label the water harvesting areas and how you propose to convey onsite runoff to the proposed basins. Compliance can be demonstrated by a note.
21- Show and label the detention basins Maintenance Access Ramps.
22- Provide additional construction information and details for the entrance and exit of the proposed concrete drainage channel (i.e access ramps dimensions, elevation, slopes and access control, riprap size and riprap pad dimensions and thickness, filter fabric information, details of how the minor channel and the detention basins weir outlets connect to the channel, etc.).
23- Reference on the Grading Plan, in the Sheet Index, the Public Sewer Plan and the sheet numbers.
24- Resubmit the redlined plan with future Grading Plan submittals.
25- Provide a detailed response letter with the next submittal that explains how the comments were addressed and references the exact locations/sheets where the revisions were made.

The SWPPP does not meet the minimum requirements of the Construction General Permit. Make the revisions listed below.

1. Part IV.C.2.e. Include and identify receiving waters in the general location map.
2. Part IV.C.3.a. Identify on the map estimated slopes after grading
3. Part IV.J.1. Each Operator must sign the SWPPP
4. Part IV.D.1 Clearly describe the steps that will be taken to prevent the discharge of sediment during the construction of the new channel alignment and to prevent the discharge of sediment to the channel once its construction is complete. Show the stabilization practice that will be used for the constructed channel.
