SUMMARY: Engineering Division has reviewed the subject Grading and Private Utility and Stormwater Pollution Prevention Plans, and Geotechnical Engineering Report. Approval is not recommended at this time. Please address the following comments at a minimum:

1. The 6" Bleed-off pipe depicted in the retention/detention basin may not be approved as proposed. If the intent is to provide the required threshold retention volume in the south water harvesting area alone, the report and grading plan must demonstrate that this volume be conveyed to, and contained their respective areas during the 5-year storm event.
2. Please include a signed copy of the owner/operator certification in the SWPPP text.
3. Provide a signed/dated copy of the NOI as forwarded to ADEQ.
4. Reference the appropriate BMP for the stabilized construction entrance.
5. Please address and depict a concrete washout location on the plan.
6. Identify/label a temporary sediment basin if intended to be incorporated into this site development.
7. Add a note stating that the operator shall report to ADEQ any noncompliance (including spills) which may endanger human health or the environment. The operator shall orally notify the office listed below within 24 hours:

Please submit three (3) sets of revised grading and stormwater pollution prevention plan/text plans addressing all comments provided above.
