Loren Makus Senior Engineering Associate ******************************************* DATE: January 21, 2005 TO: Russell Wise, Rick Engineering Company SUBJECT: Pantano Gardens, Grading Plan REVIEWER: Loren Makus ACTIVITY NUMBER: T04BU02490 SUMMARY: The Grading Plan was reviewed by Development Services Department Engineering Division. As we discussed, it is not being approved at this time. The previous comments are being repeated here. As I indicated in our meeting I am willing to review the corrections over the counter once the letters of permission from the adjacent property owners have been received. Grading Plan comments: 1. As previously commented, the grading plan cannot be approved until the development plan has been approved. Provide a copy of the approved development plan with the grading permit application. 2. As previously commented, the grading plan proposed grading onto adjacent properties. Provide notarized letters granting permission for all off-site work from the adjacent property owners. 3. Clarify sections E/3 and F/3 that show only the existing retaining wall. The plan view (sheet 2) indicates a screen wall will be installed in these locations. 4. Clarify section D/3. This section indicates that the extruded curb will be supporting the toe of the slope. Indicate whether a small reveal will be provided on the back of the curb to contain sloughing that may occur. 5. Provide wheel stops in parking spaces that abut sidewalk or landscape areas or provide additional space for vehicle overhang. 6. Show that the basins will be graded to drain to one location. 7. Indicate that all retaining walls including the wall in the drainage basin will be by separate permit. The wall application must include a geotechnical evaluation of the design's suitability for use in an area that is periodically inundated. Drainage Report Comments: 8. Provide in the drainage report, results of percolation tests showing that the retained volume will be disposed of within 12 hours. SWPPP Comments: 9. Show the receiving waters in the general location map in figure 1 on page 5 of the SWPPP. Revise the Grading Plan to address these comments and submit three copies of the grading plan for review. Submit two copies of the SWPPP and two copies of the revised drainage report.
