5- Identify the rectangular shapes in the bottom of both recreation (detention) areas on sheet 2 of 2.
6- The detention basin inlets should incorporate sediment traps. Show on the plan the locations of the proposed detention basins sediment traps.
7- Show and label the proposed detention basins Maintenance Access Ramps.
8- Detail 8/1 does not match detail 1/11 on the Tentative Plat and it is missing relevant dimensions.
9- Show within the Recreation Areas the proposed structures including all relevant construction details and dimensions.
10- Show the slope ratios for all slopes on the outer perimeter of Sycamore Park Blvd.
11- Detail 2/1 shows different elevations from detail 2/20 on the Tentative Plat.
12- The rock rip rap dimensions in detail 2/1 do not match the dimensions shown in detail 2/20 on the Tentative Plat. Revise as necessary. Please be advised that It has been the City's experience with grouted riprap that 4" thick grout does not provide durable protection. It cracks and deteriorates easily, which can require the owner to provide continuous and costly maintenance. We recommend using a minimum of 8" grout for D50 = 6" riprap.
13- Detail 7/1 does not match the corresponding detail on the Tentative Plat. Revise the detail to include all relevant information.
14- The dimensions of the proposed riprap shown in detail 3/1 is not consistent with the information in detail 2/1. Revise.
15- The dimensions of the proposed riprap shown in detail 5/1 is not consistent with the information in detail 4/1. Revise.
16- Detail 6/1 does not match detail 14/8 on the Tentative Plat and may be missing relevant information and dimensions that could be useful for construction purposes.
17- Provide the recreation (detention) areas dimensions to facilitate their construction.
18- Submit a soils report that addresses slope protection and required setbacks from the proposed detention basins.
19- Please be advised that the Grading Plan is a construction plan, which should include all relevant information (bearings, dimensions, elevations, details, etc.) that allow the construction of the project.
20- Resubmit the redlined plan with future Grading Plan submittals.
21- Provide a detailed response letter with the next submittal that explains how the comments were addressed and references the exact locations/sheets where the revisions were made.

SWPPP Comments:

The Stormwater Pollution Prevention Plan (SWPPP) is acceptable.

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Copies of the approved and stamped tentative plat must be submitted with the grading plan package.

3. Zoning will re-review the grading plan for compliance with the approved tentative plat and grading requirements on the next submittal.
