The following items must be revised or added to the grading plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: GRADING PLAN, FLOODPLAIN USE PERMIT APPLICATION, SWPPP


1. A copy of the stamped approved Tentative Plat must be included with the Grading Plan submittal.

2. Sidewalks must be flood free for up to the 10-yr. event. Because the roof drainage arrows are directed towards the sidewalk add the following note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E, DS 2-02.2.1.A.16

3. Per DS 11-01.9. the minimum setback requirement from the property line for cut or fill is 2 feet. It appears the grading limits are on the adjacent property. The grading limits must be within the project site, not on the adjacent property. Indicate the grading limits at minimum 2' from the property line. DS 11-01.4.1.F.

4. Show the floodplain limits on the grading plan. This comment was made during the first review. Floodplain limits are indicated on the approved tentative plat. The ROW and a small portion of the site are within the floodplain limits. Indicate on the grading plan the floodplain limits.

5. A Floodplain Use Permit is required for the work within the Row, the landscape border and the PAAL. An approved Floodplain Use Permit is required prior to grading plan approval. Submit a blue Floodplain Use Application with the next submittal.


STORM WATER POLLUTION PREVENTION PLAN REVIEW

The SWPPP will be approved once the grading plan has been approved. Please resubmit the SWPPP with the third review.
