RESUBMITTAL REQUIRED: GRADING PLAN, FLOODPLAIN USE PERMIT APPLICATION, SWPPP


1. A copy of the stamped approved Tentative Plat must be included with the Grading Plan submittal.

2. The Tentative Plat is currently in review. Any changes made to the Tentative Plat must be reflected on the Grading Plan. The Tentative Plat and Grading Plan must match.

3. Show roof drainage (flow arrows). DS 2-02.2.1.A.16

4. Show grading limits on the plan. Use a different line type than the property line for plan clarity. Refer to DS 11-01.9. for setback requirements. DS 11-01.4.1.F.

5. Show the depth of the water harvesting areas in the landscape border. Either by a general note or label on the plan.

6. Show the floodplain limits on the grading plan.

7. A Flood Use Permit is required prior to grading plan approval. Please submit the Floodplain application (blue card) with the second submittal.

8. All drainage structures must be shown on the grading plan. The tentative plat depicts scuppers located at the west side of the PAAL. The scuppers are not depicted on the grading plan. Has the drainage changed? Revise the grading plan to match the tentative plat or revise the drainage report and the tentative plat to match the grading plan.

9. Show more finish grades on the plan. Or show the percentage in drop. Drainage patterns must be readily definable in all areas. DS 2-08.4.1.E, DS 2-02.2.1.A.16.

10. The 4' sidewalk must be provided along the west portion of the property along Flower Street.

11. DS 3-01. Figure 5 shows 3' between the back of curb and front of sidewalk. The space between the back of curb and front of sidewalk scales to about 1.5'. Provide 3' between the sidewalk and back of curb.



STORM WATER POLLUTION PREVENTION PLAN REVIEW

The following items must be revised or added to the Storm Water Pollution Prevention Plan (SWPPP). Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: STORM WATER POLLUTION PREVENTION PLAN.


1. A copy of the Arizona Pollutant Discharge Elimination System General Permit must accompany the SWPPP. Include a copy of the general permit with the SWPPP. (Part IV.F)

2. Each operator is responsible for submitting a completed NOI to ADEQ and to the City of Tucson. The operator responsible for day to day activities (the contractor) and the operator with control over plans and specifications (owner/engineer) is required to submit an NOI to the state and a copy to the City of Tucson. Submit two NOIs filled out and signed by the appropriate parties. (Part IV.F)

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. In addition to the approved and stamped tentative plat /development plan copies, two copies of the approved and stamped landscape and NPPO plans must be included with grading plan.

3. Zoning will re-review the grading plan for compliance with the approved and stamped tentative/development plan on the next grading plan submittal.
