2- Include the site administrative address.
3- Provide the Parcel dimensions and bearings. Show how the parcel ties into the basis of bearing.
4- Provide public right of way dimensions.
5- Label all streets as public or private.
6- Provide cross section detail for interior driveways. Show location of cross sections on all sheets.
7- Show proposed roof drainage. Additionally, 10-year flow must be conveyed completely through sidewalk scuppers when the runoff crosses any sidewalk/walkway. This also applies to roof drainage. Demonstrate compliance with this requirement. Please be advised that scupper design calculations should be provided in the drainage report.
8- It is difficult to read the contour lines without their elevations. Provide the contour line elevations.
9- It appears that several lots including lots 1, 3, 4, 5 through 8 do not meet the differential grading requirements. Revise the plans to demonstrate full compliance with the requirements of D.S. 11-01.8.1.
10- The drainage scheme on the Grading Plan does not appear to match the approved one in the Drainage Report and Tentative Plat. Considering that the Drainage Report was approved previously for tentative plat purposes, submit a revised drainage report that addresses the Grading Plan drainage scheme in details. The design calculations for the proposed drainage structures must be provided and the drainage exhibits must have the proposed drainage structures details.
11- Call out the dimensions and slopes of the proposed basins and provide construction details and cross sections including invert elevations for inlets and outlets. Additionally, call out any required slope protection based the soils report recommendations.
12- Proposed detention/retention basin design should include sediment traps to comply with the Geotechnical Report recommendation and to minimize maintenance requirements and cost in the future. Detention/retention basins shall comply with the requirements of Section 3.4.2 (Methods for Control Sedimentation) of the Stormwater Detention/Retention Manual.
13- Resubmit the redlined plan with future Grading Plan submittals.
14- Provide a detailed response letter with the next submittal that explains how the comments were addressed and references the exact locations/sheets where the revisions were made.

The Stormwater Pollution Prevention Plan (SWPPP) does not meet the requirements of the Construction General Permit. Revise the SWPPP in accordance with the following comments.
.
1. Part IV.B.2.c Explicitly indicate in the SWPPP the name of the operator with operational control over project specifications (including the ability to make modifications in specifications).
2. Part IV.C.2.c. Indicate the total area of site and estimate of total area expected to be disturbed (include off-site Right-of-Way and Drainage improvements)
3. Part IV.C.2.e. Include and identify receiving waters in the general location map.
4. Part IV.C.3.b. Identify on the map areas of soil disturbance Identify on the map areas not to be disturbed.
5. Part IV.C.3.g. Identify on the map locations where stormwater is discharged to a surface water (e.g. ephemeral waters or dry washes) and to MS4s.
6. Page 6 indicates that this SWPPP is only for grading and paving activities. Indicate that other construction activities must be covered by other SWPPPs.
7. Part IV.D.1. For each major activity, describe the BMP, the general sequence for implementing BMPs, and which operator is responsible for each BMP. Provide specific guidelines for completing Appendix C. Describe appropriate timelines for installing each structural control. Discuss timing for installation of rip rap apron and storm drain inlet controls.

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. In addition to the approved and stamped tentative plat copies, two copies of the approved and stamped landscape and NPPO plans must be included with grading plan with the next submittal.

3. The grading plan does not appear to macth the tentative plat submitted for review. The locations of the handicapped parking spaces have been relocated and are not depicted in the same location as the tentative plat. Please clarify why the locations of these spaces have been relocated. The grading plan must match the tentative plat drawing or the tentative plat must be revised accordingly.

4. Please draw the bicycle parking facilities on the grading plan. Some of the site changes that have been depicted on the grading plans may affect the placement of the bicycle parking facilities. Please revise or clarify the inconsistency.
