SUMMARY: Engineering Division has reviewed the subject grading plan. Please note that this grading plan, upon approval, will serve as a master or reference document for individual lot grading plan submittals. Approval is not recommended at this time. A meeting has been scheduled with the Engineer of Record for Monday, September 27, 2004 to discuss details and additional comments not provided, that must be addressed on the plan. Listed below are general comments that must be addressed in addition to those to be discussed. All lot grading shall comply with Hillside Development Requirements (HDZ), in accordance with Platting requirements. Floodplain Use Permits will be required for development of Lots 47-49.

1. Effective 7 September 2004, all grading with city limits is to be in accordance with Development Standard 11-01.0 - please revise general grading note 2 accordingly.
2. Depict all lot acceptance and discharge locations where indicated by redlines, and provide appropriate wall opening notes, or details for each location. Include proposed swale details with erosion protection measures, fully labeled and dimensioned.
3. Provide dimensioning from edge of building pads to all retaining walls.
4. Three copies of a Stormwater Pollution Prevention Plan and text must accompany the plan. Assure a general project description, copies of the Arizona Construction General Permit (CGP), signed copies of Notices of Intent submitted to ADEQ, Contractor's and Owner/Operator Certifications are included in the text.

Resubmittal shall include 3 copies of a revised grading plan, and 3 sets of Stormwater Pollution Prevention Plans with text addressing all comments provided above.
