RESUBMITTAL REQUIRED: Grading Plan, Drainage Statement and SWPPP

The Grading Plan (GP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Grading Plan:
1. Please include a response letter to the comments along with the corrected copies of the GP.
2. The GP cannot be approved prior to the approval of the tentative plat. Please submit the Approved
3. Three copies of the GP and two copies of the DR are required upon re-submittal.
4. The separate grading submittal for the barrow area will be required.
5. Please complete recording information for all easements prior to re-sumittal.
6. Add note: "Depress all landscaped areas a maximum of 6" for water harvesting".
7. Add note: "All grading and excavation shall conform to the grading standards per D.S. 11-01".
8. Please edit note 7 of the "Work to be Done" notes.
9. List administrative address/site address on plans.
10. Return curbs at the off site parking bays with wheel chair ramps shall be used instead of driveway aprons. The Permits and Codes section has also agreed to this requirement.
11. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks. If the location(s) of the roof scuppers have not yet been decided, add a general note indicating sidewalk scuppers (per COT/SD) will be used when the roof scuppers locations have been designed.
12. Key note 11 calls out for a wall opening detail and the detail is for grouted rip-rap. Please show the wall opening detail.
13. Key note 4 and 11 are almost the same. Please omit or correct either keynote.
14. Details N/2 and N/3 are not on the plans.
15. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
16. Delineate 100-year W.S.E.L., Floodplain and erosion hazard setback for the Rose Hill Wash and Pantano Wash.
17. Please show the limits of grading. The limits should correspond with the 50' study area. Any disturbance in the 50' year study area will require a mitigation plan.
18. Cut or fill slopes require a 2' minimum setback from property line. Cut or fill slopes shall begin at 2' in from the property line. This includes the 2% cut area before the top of the steeper cuts. Please revise all plans and details to reflect this.
19. Call out all peak discharges entering and exiting the site.

Drainage Statement:
1. Please include a response letter to the comments along with the corrected copies of the DS.
2. The DS cannot be accepted prior to the approval of the tentative plat.
3. Please include in the DS what impact the borrow area may have on the site.
4. Please address how the 39 cfs discharge and the discharge at the end of the end of the street at will be conveyed into Rose Hill Wash and what kind of soil protection is needed.
5. Delineate 100-year W.S.E.L., Floodplain and erosion hazard setback for the Rose Hill Wash and Pantano Wash.
6. Provide calculations for the conveyance for the 16 cfs through the 24" cmp.
7. Please show compliance for all weather access to the subdivision.

Stormwater pollution prevention plan:

1. Identify and address offsite material storage areas or borrow areas used solely by the operator's project. (Part IV.C.6)
Stormwater Controls

2. Describe all pollution control measures (i.e., BMPs) that will be implemented as part of the construction project to control pollutants in stormwater discharges. (Part IV.D.1)
For each major activity identified in the project description, the SWPPP must clearly describe appropriate control measures; the general sequence during the construction process that the measures will be implemented; and which operator is responsible for the control measure's implementation. (Part IV.D.1)
NOTE: Offsite material storage areas (also including overburden and stockpiles of dirt, borrow areas, etc.) used solely by the permitted project are considered a part of the project and must be addressed in the SWPPP.

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering Review Section and Landscape Review Section until all zoning comments or concerns have been addressed.

2. In addition to the approved tentative plat copies, two copies of the approved and stamped landscape and NPPO plans must be included with grading plan.

3. Add the interior street names and the street name "Sahuara Avenue".

4. Additional comments may be forthcoming based approved tentative plat and revised grading plan.
