4. Note on site plan:

· All disturbed areas including utility trenches or septic leaching fields, which are not located in parking or driveway areas, will be revegetated in compliance with DS 9-04.3.2


· Fencing shall be required during construction for all undisturbed plants and natural desert areas per DS 2-6.0 Figure-1

SUMMARY: A thorough and proper review could not be performed with the material submitted, and Engineering Division approval is not recommended at this time. The plan submitted does not demonstrate compliance with development requirements indicated on the approved Tentative and Final Plats, and associated exhibits. Resubmittal shall include copies of the stamped/approved Tentative and Final Plats and a revised SITE/GRADING/HDZ PLAN demonstrating conformance to all applicable plat requirements for this subdivision. The comments listed below must be addressed prior to resubmittal. Additionally, address any redlines on the plans that are not listed below in comment format, on a revised SITE/GRADING/HDZ PLAN.

1. Provide a soils report with geotechnical recommendations for this site development. The report should address specific drainage, setbacks, terracing, and interceptor swale recommendations/requirements, in addition to typical soils report contents.
2. Clearly depict and label all grading limits on the plan.

4. Depict and label all easements and utility locations.
5. Revise General Notes #'s 1, 2, 3, 6 & 7.
6. Provide a contour interval.
7. The revised plan must demonstrate conformance to all Hillside Development grading, revegetation and stabilization requirements outlined in Development Standard 9-04.3.1- 9-04.3.3.
