Broadway Blvd., St. Paul's Methodist Church Grading/Grubbing Plan T04BU02006 (First Review) T14S, R15E, Section 09 RESUBMITTAL REQUIRED: Grading Plan/Grubbing, Drainage Report and SWPPP The Grading Plan (GP) and Drainage Report (DR), Stormwater pollution prevention plan (SWPPP) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Grading Plan: 1. Please rename the Grading plan with "Grubbing or Earthwork plan only". 2. An approved site plan is required prior to the issuance of a grading permit for the future phases. 3. A separate Grading plan will be required for the future improvements. 4. Please include a response letter to the comments along with the corrected copies of the GP. 5. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the SP. See attached sheet. 6. List administrative address/site address on plans. 7. List plan number (T04BU02006) on each sheet. 8. Please list area of disturbance or fill in Sq.Ft. Add a delineation line or shading to show the actual scope of work to be done by this plan or the limits of grading. 9. Please add note that all earthwork/grubbing will conform to the latest edition of the IBC 2000. 10. The retaining walls require separate permits. The retaining wall shall be constructed prior to the fill placement or at least in conjunction with. 11. Show Phase numbers and delineate. Each phase must function independent of future phases i.e. the Ret. basin must be constructed with the fill and prior to the grading of the future construction. 12. Show cross section with transverse and longitudinal slopes. The new Loop road was not shown in section B/C2.1 Per a recent site visit, the pastor showed me pictures of the future expansions. There seems to be a conflict between the basin and the future "loop road" at the West Side of the property. Please show all future roads and PAAL's. Please explain. 13. Call out all slopes and stabilization material (concrete, riprap, gabbions or vegetation). 14. Slopes of 3H: 1V require hand placed riprap. 15. Slopes of 2H: 1V or greater require grouted riprap. 16. All proposed fill to conform to Section 13 of the 2000 IBC - Address grade differential of proposed lot grades from the existing buildings adjacent to the graded site - 2' minimum setbacks from top and toe or cut of fill slopes. 17. Call out peak discharges entering and exiting the site. 18. Detention/Retention: · Cross-sections and dimension. · Dimension basin and provide spot elevations. Grade basin to drain. · Security barriers are required if ponding depth exceeds 2 feet, if slopes are greater than 4:1 and/or if pedestrian access is adjacent to basin. · Water surface elevations. Drainage report: 1. Please include a response letter to the comments along with the corrected copies of the DR. 2. Please incorporate the addendum into the original DR. 3. Please determine the capacity of the existing spillway and catch basin with the new velocities from the proposed cmp. 4. The cross section and plan view at the cmp outlet do not match. Please correct. 5. Show the project address on the cover of the DR. 6. Please provide curb opening calculations. 7. Please address soil protection for the retention discharge pipe. 8. Add the basin(s) maintenance responsibility note and checklist per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DR. Stormwater pollution prevention plan: 1.
