Resubmittals Required: Three sets of Revised Grading, Paving and Stormwater Pollution Prevention Plans. One copy/set of the stamped/approved Tentative Plat and Landscape/NPPO plan.

SUMMARY: Approval of the subject plans is not recommended at this time. Paving/sewer plans were not included in the resubmittal package. Please address all comments listed below in a response letter and on revised plans, and assure the resubmittal contains all of the items listed above.

GRADING PLAN:

1. Provide the revised paving (and sewer) plan as a part of this grading plan/permit application.
2. Depict the project basis of elevation (benchmark) location on plan view, and provide the elevation datum in General Note 1.
3. Depict a minimum 2' setback from property line in Section 6/3.


STORMWATER POLLUTION PREVENTION PLAN (SWPPP):

1. Please provide a copy of the signed/dated Notice of Intent (NOI) as forwarded to Arizona Department of Environmental Quality (ADEQ).
2. Provide the required operator signatures/dates on page 12 of each text.

Comments:

1. The grading plan has been reviewed by Zoning Review Section but cannot approve the plan until it has been approved by the Engineering, and Landscape Review Sections and until all zoning comments or concerns have been addressed.

2. Draw and label the street sidewalks and include acees ramps where required.

3. Per the Grading Plan title block there is to be numerous Common Areas beginning with Common Area "A" and ending with Common Area "L". Per the the approved Tentative Plat title block three common areas were proposed. Please clarify if the title block for the grading plan is correct or if the developer has decided to add additional or re-classify some of the common areas. If so the CC&R's must be amended to include the new common area designations and maintenance requirements. The CC&R's will have to be re-recorded.
