A field visit occurred 3JUN10 to assess preliminary punchlist items; a final inspection is required prior to final approval and additional punchlist items may be required after comments are addressed. A revised project closure package will be required to be submitted addressing the following comments. See comment 2 for lot 2 release information. PRIVATE STREET, GRADING PLAN AND DRAINAGE ADDENDA COMMENTS: 1) DS Sec. 11-01.16: Address the remaining clarifications on the as-built plans on planview or details and/or drainage addenda: a) DS Sec.11-01.16.1.D: Address the remaining drainage comments (as well as those items in comment 2) on plans as well as in drainage statement: i) DS Sec.10-01.5.6: (See also comment 2d below.) Regarding the weir at west drop catch basin area, further explain how further erosion is/will be prevented from occurring, as there were indications from last summer storms that breakout erosion occurred at north and south ends of the concrete weir. b) DS Sec. 11-01.16: Address the following comments pertaining to the drainage completion letter: i) State that the existing basin percolates within the required 24 hour drain down time. Observations indicate ponding stormwater in the basin is occurring and in order for the basin to be accepted, drain down time must not exceed 24 hours. Submitting pre-constructed perc test results will not be accepted; post-construction test is required. ii) State whether the drop catch basin, culverts have been cleaned out of sediments and/or debris. Field inspection on 3JUN10 indicated large rock and sediments in this inlet, as well as debris and trash in channels in various areas of the project. c) For resubmittal, provide 2 copies of the revised as-built grading plans, one copy of the private street as-built improvement plans, elevation datum statement, and 2 copies of the revised drainage addenda, field reports, and engineer of record letters (substantial completion & drainage completion). 2) For release of lot 2, the following items need to be completed by a City of Tucson approved deadline: a) Remove sediment control measures from basin, channels, scupper inlets. b) The offsite north channel that conveys drainage from this subdivision's north lots shall be regraded to match the approved Silverbell Trails channel configuration. c) After the offsite north channel is regraded, as-built elevations shall be provided with the revised grading plan set to show that the channel is graded to match the approved Silverbell Trails channel geometry and show positive gradient from the end of the channel near lot 18 toward Silverbell Road. d) Elevation profile along west property boundary at west inlet structures shall be verified for conveyance for anticipated 100-year floodplain condition. Provide a drainage discussion, and if necessary, proposed revised design to address prevention of potential erosion at either end of concrete weir. e) Provide percolation test for Northeast basin. This percolation test must be post-construction - not the design testing rate. There are indications and observations that this basin exceeds drain down time per City standards therefore a post-construction percolation test is required. f) Provide erosion protection in swale west of lot 18 from existing placed gravel near front of lot to northwest corner of lot 18 at offsite north channel. 3) For further lot releases (beyond lot 2), project completion approvals, and assurance release, all of the comments must be addressed in comments 1 & 2 above.
