08/09/2004 | BLANCA ESPINO | ENGINEERING | REVIEW | Denied | Grading Plan 1. Site plan cannot be approved until Lot Combination recordation is complete with Pima County. D.S. 2-02.2.1.A.2 2. Identify dash line along east entry way as Grade break or Ridgeline. 3. Indicate elevation in channel/basin by sidewalk scuppers as per Keynote #14. Refer to redlines on Sheet 2 of the Grading & Paving Plans. 4. Indicate building setbacks as per Geotechnical reports. 5. Upon Grading Plan approval, submit 3 copies of the grading plan and 3 copies of the SWPPP. 6. Identify dash bold line along basin and 12th Street. 7. Indicate if PhaseII is to be hydroseeded. Drainage Report 1. Indicate on page labeled "Retention Volume Calculations", ", detail "Weir Detail" and note "Retention volume required=1,500 ft" and "Note: The retention volume is taken from the bottom elevation to the weir elevation." From page labeled "Retention Basin Detail". 2. Submit a percolation test site analysis. S.D.R.M.2.2 Soils Reports 1. As per Terracon-Geotechnical Engineering Report, indicate recommended building set back from top of retention basin to building for Auto Zone. 2. As per PSI-Geotechnical Engineering Services Report dated May 27, 2004 on page 9, paragraph 5, line 3 states "All storm water retention areas should be constructed outside the building area, at least 10 feet away from the building foundation." This recommendation is made for the two buildings north of Auto Zone. Demonstrate how this recommendation does or does not have an impact on the Auto Zone building. 3. Add a note to each report referencing the other Geotechnical Report recommending the building setbacks. SWPPP REVIEWER:Patricia Gilbert The following items must be revised or added to the Storm Water Pollution Prevention Plan (SWPPP). Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: STORM WATER POLLUTION PREVENTION PLAN. From reviewing the contours via TDOT Mapping web site the direction of flow is to the west. The existing drainage map also shows the flow going towards the southwest corner of the site. The Erosion Control Plan depicts a sediment control structure along the west boundary but is not continuos to the southern corner of the site. Why? Is there an existing wall in this corner? Are existing conditions different from the contours found on the TDOT mapping site? Please clarify and/or depict a sediment control in this area. Part IV.C.3. There is a four inch pipe located by 12th Avenue and retention basin. On the grading plan there is a dashed line, however it is not indicated that a 4” pipe is located there. It is not clear if this is a permanent, a temporary control or what the purpose of this pipe is. Please clarify. Address on grading plan, the erosion control plan and in the narrative. The SWPPP must be site specific. Please address the demo in the general sequence of major construction activities (page 6). It is noted that excavation is listed under the general sequence. The SWPPP must be site specific. Include the demo of the structure/parking lot with excavation. Part IV.C.2.b. Indicate the phase lines on the Erosion Control Plan and address the phasing in the narrative. The information in the report/narrative must be consistent with the plan sheets/site map. Part IV.C.2.b. The grading plan indicates hydroseeding will take place during phase 1. Is this correct? Typically hydroseeding occurs during phase 2 as construction of phase 1 takes place. Was this a typo on the grading plan? Please correct. The Erosion Control plan does not indicate hydroseeding for any phase of the project (see above comment). Indicate the location of where the hydroseed will be applied on the Erosion Control Plan and address the seeding specific to the site/project in the narrative. Part IV.C.3.c. The grading plan indicates the retention basin, weir and a spillway is being constructed during phase 1. A temporary control is required to be located at the outlet until the project is complete. Revise the Erosion Control map and the narrative to include this temporary control. Part IV.C.3.c. From review of an aerial photo there does not appear to be any or very little vegetation on site. Is any vegetation on site going to be preserved? If there is vegetation that will be preserved indicate on the Erosion Control Plan. If there is no vegetation that is going to be preserved please state so in the narrative under section 4.1.1. Part IV.C.3.c. Identify the nearest receiving waters on the location map on the Erosion Control map and in the narrative. Part IV.C.2.e. |
