A letter must be included in the next Grading Plan submittal addressing all the engineering and drainage. (Previous review comment) 2. Include a copy of the stamped approved Site Plan with the Grading Plan re-submittal. This is a previous review comment. The stamped approved Site Plan must be submitted. (Previous review comment) 3. Include a copy of a revised drainage report with the next submittal. It appears that the intention is to change the drainage from the approved Site Plan. Changes to drainage must be substantiated in a revised drainage report. The Drainage Report submitted does not address the changes that were made to the approved Site Plan. The report must address any and all proposed changes made to the approved plan. (Previous review comment) 4. Show existing grades on adjacent properties. The Grading Plan must show that the proposed revised drainage scheme will not adversely affect the proposed development on adjacent properties. (Previous review comment) 5. Submit both Sheets C1 and C2 for approval as a Grading Plan. The sheets must agree as to all intended changes to the approved plan. They must also agree with the revised Drainage Report. (Previous review comment) 6. The elevations on the plan do not make sense. This property is already developed. The plan shows existing and proposed grades. The existing grades should be the proposed grades. Are the existing grades meant to represent the grades that were present prior to development? If this is the case, why have they changed from the original plan? Obviously the previous existing grades could not change. All elevations must be clearly indicated on the plan. Revise the plan to clear up all these discrepancies. The elevations must be in agreement with the proposed drainage scheme as indicated in the revised drainage report. (Previous review comment) Drainage Report 1. The Drainage report as submitted does not address the changes that were made on the approved Site Plan. The report treats this project as a proposed development. However, the project is almost complete. This is actually a revision to the approved Site Plan. The Drainage Report must address the proposed changes being made to the approved drainage structures and the effect this will have on this property and adjoining properties. There are also proposed changes to approved elevations and FFE. These changes must also be addressed in the Drainage Report as they affect the drainage both on-site and off-site. The approved Site Plan was not included in this submittal, so it is difficult to determine what changes have been made or are intended to be made. Existing elevations both onsite and offsite are critical in determining the proposed drainage patterns. |
