SUMMARY: Engineering Division has reviewed the subject plan, and approval is not recommended at this time. The (revision) activity number assigned to this submittal does not correspond with the project/lots that have historically been assigned this number (Lots 36-45), and must be changed. Please coordinate re-assignment of a new activity number with Customer Service as early as possible. A $150.00 Engineering Study Review fee and a $50.00 Floodplain Use Permit application fee will be required upon resubmittal (Tuc. Code, Sec. 26-11.2 i), for Lots 70-73. See redlines on plans and address all of the following comments prior to resubmittal: 1. Provide a reference copy of the approved grading/paving/sewer plans (T02BU00170-r) and three copies of a revised grading plan with a resubmittal package. 2. Provide a copy of the approved subdivision drainage report. Proposed deviations from the report must be addressed in a hydrology report, meeting applicable requirements outlined in the City's Standards Manual for Drainage Design and Floodplain Management (DS 10-02.0), Section 2.3.1, and the City's Floodplain Regulations (Chapter 26, Tucson Code) - particularly Sections 26-5.2 and 26-11. Please refer to these materials for additional report content, and floodplain development requirements prior to resubmittal. Minimum items that must be addressed in the report include: mapping of existing and developed conditions floodplain limits, erosion/scour analysis for permanent erosion protection the channel banks, cul-de-sac and its sub-base materials. 3. The pipe inlet elevation and pipe length provided on the plan do not match the culvert analysis - revise as necessary and provide within a hydrology report (see #2, above). 4. Provide proposed roadway and cul-de-sac cross-sections, profiles and elevations in the vicinity of this project, extending to Lot 68, at a minimum. Please assure complete dimensioning and labeling is provided; including curb, gutter, 5 foot sidewalks, easements, etc. All new private streets must meet public street construction standards, specifications, and configurations. Refer to Development Standard 3-01.0 and the Pima County/City of Tucson Standard Details and Standard Specifications for Public Improvements (2003 Edition), and indicate conformance to such on the plan(s). 5. A Floodplain Use Permit (FUP) will be required for the grading proposed. Please complete and submit an FUP application and include with the resubmittal package. 6. The shared driveway (Lots 72 & 73) must have a recorded common access easement agreement, as proposed. Depict, label and dimension the easement, and provide recording information on the plan. 7. Depict and label all existing and proposed utility locations, including electric and phone pedestals, fire hydrants, water meters, valves, etc. 8. Please provide general grading notes and a legend depicting all symbols used on the plan. 9. Include soils and geotechnical recommendations addressing slope treatment recommendations as they apply for the slopes depicted on the plan GENERAL: Please note that significant revisions to the 100-year Floodpain limits may result in necessary revisions to the floodplain delineation on the subdivision plat.
