This review is to be considered a courtesy review, and upon approval will serveas a master, or reference document for individual lot grading plan submittals. Approval is not recommended at this time. Please address the following comments in a response letter and include indication in the letter of the sequence of lots to be graded: 1. Please refer to Section 13.1 of the 2000 International Building Code (IBC) for placement of fill in excess of 2 feet above existing grade at any location in the outer 100 feet of a developing site. The proposed grading for lots 36-39, 41and 42 indicate placement of fill in excess of 2' above existing grades. Demonstrate conformance with the requirements outlined in the above-noted section, with provision of the necessary documentation, written permission and any mitigation plan information, with a resubmittal, where applicable (IBC Ch.36, Section 13.1). Clearly show that all of the requirements have been met. a. Provide a copy of the written permission obtained from the Director or his assignee. The written permission must approve the engineering justification. b. Provide complete property owner notification, which must include the engineering justification, the Director's appoval letter and the names and addresses of the developer and the engineer of record. c. Show that the adjacent neighbors have approved the required mitigation plan. 2. Include the drainage flow arrows in the legend. 3. As previously commented, depict all lot discharge locations and provide wall opening notes, or details for each location. Include any proposed erosion protection measures, fully labeled and dimensioned. 4. Provide a copy of a standard soils/geotechnical report including all setback, grading, slope, interceptor swale and terracing recommendations, at a minimum. Resubmittal shall include 2 copies of a revised grading plan addressing all comments provided above, and a copy of the geotechnical report. Loren Makus, E.I.T.
